Summary Objective
The purpose of this position is to supervise multiple facilities, work crews and construction projects.
This class works independently, under limited supervision, reporting major activities through periodic meetings.
Examples of Duties
ESSENTIAL FUNCTIONS
The essential functions listed below are those that represent the majority of the time spent working in this class. Management may assign additional functions related to the type of work of the class as necessary.
Supervises, directs, and evaluates assigned staff, processing employee concerns and problems, directing work, counseling, disciplining, and completing employee performance appraisals.
Coordinates, assigns and reviews work and establishes work schedules; maintains standards; monitors status of work in progress; inspects completed work assignments; answers questions; gives advice and direction as needed.
Interprets, explains and enforces regulations, policies and procedures and renders decisions.
Enforces safety procedures to ensure safe operation of equipment and employee safety.
Represents the department at meetings to provide information and answers questions.
Provides technical assistance and instruction concerning the operation and use of equipment and materials.
Coordinates projects and activities with departments and contractors.
Prepares and submits bid specifications and bid requests, and recommends procurement of materials, equipment, supplies and services.
Consults with staff to discuss problems, procedures and work assignment progress.
Schedules preventive maintenance and repair of equipment and tools.
Plans, organizes and evaluates facilities maintenance programs and operations for compliance to standards and regulations, and recommends modifications and improvements.
Performs maintenance on buildings and equipment.
Assist with repairs and maintenance of electrical, plumbing, heating, air conditioning, carpentry, and ventilation equipment.
Supervises repairs and maintenance of the train and train track to meet the required standards for operation and safety.
Works closely with contract vendors.
Observes and inspects facility maintenance and security operations.
Monitors and controls inventories of supplies and equipment.
Performs related work as assigned.
Minimum Requirements
MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS
Associate's Degree in Construction Management, Engineering or related discipline.
Three (3) years of facilities or property maintenance or construction, experience, including one year of supervisory experience or an equivalent combination of education, training and experience.
OTHER MINIMUM REQUIREMENTS
Must possess and maintain a valid state driver's license with an acceptable driving history.
PHYSICAL DEMANDS
Physical demands refer to the requirements for physical exertion and coordination of limb and body movement.
Performs medium work that involves walking, standing, stooping, jumping, dancing, stretching, or lifting all of the time and also involves exerting between 20 and 50 pounds of force on a regular and recurring basis or exceptional skill, adeptness and speed in the use of the fingers, hands or limbs in tasks involving very close tolerances or limits of accuracy.
