Summary
Operates and performs skilled maintenance and repair on commercial heating and cooling equipment, including work with refrigerants. Performs other skilled building maintenance and repair in the plumbing, electrical, and carpentry trades. May maintain and repair specialized mechanical equipment. This position will be required to be on-call.
Essential Functions
- Operate and perform preventive maintenance and skilled repair on commercial heating and cooling system equipment. Inspect equipment for proper operation.
- Inspect and test equipment; determine repair or maintenance need and recommend necessary repairs.
- Replace motors, compressors, electrical switches, relays, and temperature controls. Perform refrigeration work including pumping or recovery of refrigerants used in units.
- Perform skilled work in the plumbing, electrical, or carpentry trades to maintain, repair, construct, or modify buildings and equipment. Assist in planning layout of building projects. Compile equipment, material, and supply lists for projects.
- May assist or work with other employees in performing building and modification, maintenance, or repair. May instruct other building maintenance personnel in construction or repair skills.

Qualifications
Completion of a high school diploma or equivalent, with an additional one year of technical training or any combination of hands on experience in building operations, general repair and maintenance, heating/ventilation/air conditioning, electrical, carpentry, or plumbing trades. Applicants should indicate any combination of relevant education and any practical experiences that demonstrates, or supports an applied knowledge base, skillset, and abilities in Structural Trades.
Physical Exam Required
Valid current driver's license
CFC Tech-Universal Certification or ability to acquire the Certification within 90 days after hire
Knowledge and Abilities
Knowledge of:
- Evaluation of facilities and equipment.
- Building repair and maintenance methods; operations and maintenance of commercial heating/air conditioning equipment.
- Preventative maintenance strategies
- Prepare and maintain records and documentation.
- Work effectively under pressure and time constraints.
- Work cooperatively with the public, bidders, contractors, other departments
- Perform journey level maintenance and repair of buildings and equipment.
- Learn the methods and tools used in the maintenance and repair of public address systems, automated parking lot gates and automated doors
- Follow oral and written instructions.
- Communicate effectively with others.
Physical Requirements:
- Frequently lift and carry up to 25 pounds, and occasionally lift and carry up to 50 pounds.
- Continuously stand and walk during the shift;
- Occasionally sit, bend, and kneel during the shift;
- Occasionally climb ladders, scaffolding, stairs, or inclined surfaces;
- Frequently flex upper trunk forward at the waist and partially at the knees;
- Frequently move entire body along a surface in a crawling motion;
- Continuously rotate upper trunk to the right or left while sitting or standing;
- Place arms above, at, or below shoulder height;
