General Description

The City of Madison Community Development Authority (CDA) is seeking a qualified, mission-driven individual to join our maintenance team.

This is varied and responsible facility maintenance, repair and custodial work relating to residential facilities, building systems, related equipment and grounds of CDA Housing Operations Division. Work is completed in occupied apartments thorough work orders generated from residents, office staff, and/or management. This position prepares apartments for new residents and maintains the grounds, common areas, and laundry areas of the building. Work is performed in accordance with general instructions and procedures and reviewed for overall results. Under the general supervision of a Housing Site Manager and leadership of the Building Maintenance Coordinator, employees exercise skill and initiative in performing a broad range of semi-skilled maintenance tasks on a wide variety of large residential properties including apartments, duplexes, and four-plexes, as well as preparing vacant units for new tenants.

A Career Ladder Program exists whereby Housing Maintenance Workers work a minimum of two (2) years to become eligible for promotional consideration for Maintenance Mechanic 1 and an additional two (2) years to be eligible for Maintenance Mechanic 2.

SCHEDULE/HOURS: Monday - Friday; 7:00 am - 3:30 pm
This position is assigned to a rotating standby schedule for after-hours emergency maintenance calls and is on call for snow removal.

Examples of Duties and Responsibilities

  • Complete work orders related to buildings, grounds, occupied and vacant apartments. Respond to emergency work orders as directed by the Maintenance Coordinator and/or Housing Site Manager.
  • Perform general maintenance and semi-skilled maintenance tasks involving the replacement and repair of plumbing, electrical, carpentry, and HVAC. Replace and repair appliances.
  • Inspect apartment units vacated by previous residents. List and take pictures of any damages that may result in charges to previous residents. Order parts and supplies as necessary to complete repairs.
  • Prepare vacant apartments for new tenants including routine plumbing, electrical, carpentry, waxing floors and appliance repairs.
  • Check and repair plumbing fixtures, pipes, toilets, traps, valves, drains, water heaters, water softeners and fire sprinklers.
  • Check and repair electrical switches, breakers, fixtures, wiring, intercoms, security systems and fire alarms.
  • Check and repair ranges, refrigerators and dishwashers.
  • Check and repair bases, tiles, handrails, handles, traverse rods, windows, caulk, cabinets, countertops, doors, locks, furnaces, air conditioners, blinds, screens, etc.
  • Assist in the completion of repairs and daily maintenance in occupied residential apartment units, including general plumbing, electrical, carpentry, and appliance repair.
  • Move furniture and other heavy objects up and down stairs, take deliveries of salt, and install salt in water softeners.
  • Pick up trash from grounds and common areas, which includes hallways, laundry rooms, trash rooms and maintenance areas as needed.
  • Perform custodial work as needed.
  • Mow, fertilize, prune, weed, rake leaves, water, trim and plant shrubs and operate the care of all grounds equipment.
  • Remove snow and ice from parking lots and sidewalks, using trucks with plows, snow throwers, sand/salt spreaders, shovels, etc.
  • Monitor inventory and place supply orders when necessary. Deliver and put away supplies and equipment to assigned areas.
  • Operate motor vehicles including snow removal equipment.
  • Perform routine inspections of fire alarms, extinguishers, etc.
  • Provide leadership and guidance to lower level/temporary workers and report problems.
  • Perform related work as required.

Minimum Qualifications

  • Two (2) years of varied custodial and semi-skilled building maintenance and repair work performed in large, multi room commercial spaces, such as hotels, apartments, hospitals or similar large residential facility setting.

If an applicant does not possess the specific requirements outlined above, HR will review the application materials to determine if the applicant possesses the following equivalent experience:

Two (2) years of experience applying the following:

  • Mechanical methods, practices, tools and materials used in general maintenance and repair work.
  • Maintenance activities related to operations of a large residential and/or multi-building property.

Familiarity with:
  • Mechanical, electrical, plumbing, HVAC, carpentry or appliance repair techniques.
  • Computer software applicable to the duties of the position.

Special Requirements

Possession of a valid driver's license.

Physical Requirements:

Employees in this position must be able to lift/carry objects weighing 50 or more pounds on a regular basis. In addition, they must be able to frequently walk, bend, twist, squat, stoop, climb, reach, and work at various heights, and work in inclement weather conditions.
