Working under the general supervision of the Building Commissioner, Building Inspector II performs routine and complex technical work in the interpretation, inspection, and enforcement of adopted codes and related rules and regulations.
The annual pay range for this position is $72,801 - $92,804.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Performs residential and commercial construction inspections.
- Performs residential mechanical, electrical, and plumbing inspections.
- Performs residential and commercial occupancy inspections.
- Performs inspections for determination of soundness and consideration for condemnation.
- Meets with owners, tenants, contractors, developers, businesses, etc. to review and explain code requirements or potential violations to ensure code compliance.
- Drafts and distributes a variety of correspondence, memoranda, notices, and reports. Posts stop work orders and condemnation orders.
- Assists persons requesting information or assistance in code compliance, building inspection, and occupancy inspection related matters.
- Maintains a variety of logs and records related to inspection activities. Prepares recommendations for amendments and additions to codes or regulations which relate to the position.
- All other duties as assigned.
DESIRED MINIMUM QUALIFICATIONS
Education and Experience:
- Graduation from a high school or GED equivalent. Associates Degree in Building Inspection Services or related degree preferred.
- Five (5) years experience in construction inspection, general construction, and related fields.
- ICC Certification as Residential Building Inspector.
- ICC Residential Electrical Inspector
- ICC Residential Mechanical Inspector
- ICC Residential Plumbing Inspector
- ICC Certification as a Commercial Building Inspector within first six (6) months of employment.
- Valid state driver’s license.
Necessary Knowledge, Skills and Abilities:
- Thorough knowledge of building related codes and ordinances enforceable by the City including, but not limited to, the International Building Code, International Existing Building Code, International Residential Code, International Energy Conservation Code, International Property Maintenance Code, and Maryland Heights Municipal Code. Knowledge of Fire Safety Codes is also helpful.
- Working knowledge of inspection techniques.
- Skill in the operation of required equipment including, but not limited to, motor vehicle, personal computer (including word processing and permit tracking software), phone, copy machine, and measuring devices.
- Ability to read and understand building plans to determine compliance.
- Ability to work well with the public and contractors, including the ability to handle stressful situations and effectively deal with difficult people.
- Ability to communicate effectively orally and in writing.
- Ability to work independently without direct supervision including organizing work, setting priorities, and meeting critical deadlines.
