SUMMARY OF POSITION
Under general supervision, leads a crew in the maintenance and repair of the facilities owned or leased by the City of McKinney. Employees in this classification perform technical, manual work. This position is responsible for directing, instructing, scheduling, reviewing, and evaluating the work activities of assigned staff. The role coordinates and oversees operations in areas such as plumbing, elevators, roofing, painting, carpentry, structural repairs, light electrical repairs, and building lock hardware. The Crew Leader develops specifications for contractor repair and maintenance work, ensures compliance with City standards, and establishes preventive and scheduled maintenance programs. Additionally, this position manages supplies and equipment, prepares reports, assists in budget preparation, and ensures safety procedures are followed. High school diploma or GED equivalent; supplemented by a minimum of five (5) years of progressively responsible experience in the maintenance and repair of buildings and HVAC systems, including experience in a supervisory or lead role.

Tasks involve the ability to exert heavy physical effort in heavy work, with greater emphasis on climbing and balancing, but typically also involving some combination of stooping, kneeling, crouching, and crawling, and the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (20-50 pounds); may occasionally involve heavier objects and materials (up to 150 pounds). Some tasks require visual and odor perception and discrimination.

There is limited exposure to environmental conditions. Tasks may require exposure to strong odors and/or smoke, traffic hazards, extreme heat/cold or extreme weather conditions.

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Directs, instructs, schedules, reviews, and evaluates the work activities of assigned staff, including Maintenance Mechanics, Janitorial Staff, and Building Attendants.
- Coordinates and oversees the operations and functions of Facilities Maintenance in areas such as plumbing, elevators, roofing, painting, carpentry, structural repairs, light electrical repairs, and building lock hardware in City buildings and facilities.
- Develops specifications for contractor repair and maintenance work, coordinates work completed and ensures compliance with City standards.
- Establishes and monitors preventive and scheduled maintenance programs for City buildings and facilities, ensuring that all activities meet City standards.
- Monitors, evaluates, orders, and controls supplies and equipment necessary for maintaining City facilities.
- Prepares reports and correspondence as required, ensuring accurate documentation of maintenance activities and issues.
- Assists Facility Operations Supervisors in preparing the division budget; authorizes expenditures within assigned areas.
- Establishes and monitors safety procedures for all employees under supervision, ensuring a safe working environment.
- Assesses training needs for employees and provides necessary training to enhance skills and ensure adherence to standards.
- Establishes performance measures for employees, evaluates their performance against those standards, and provides feedback and guidance as necessary.
- Determines specifications for contractor work and makes on-the-spot decisions regarding corrective actions if specifications are not met.
- Efficiently directs personnel to accomplish objectives in a timely manner, ensuring that all tasks are completed to City standards.
- Regularly inspects, repairs, and maintains equipment and buildings to ensure compliance with City standards.
OTHER JOB FUNCTIONS:
- On-Call Duties: Will be required to work on-call, responding to emergencies and other maintenance needs as they arise.
- Performs other duties as assigned or directed to support the maintenance and operations of City facilities.

- Basic knowledge of data entry, MS Word, and MS Excel.
- Ability to learn the current Work Order System (Cityworks) and Tracer Summit HVAC Control System. Respond and close out service requests and work orders.
- Knowledge in advanced construction, maintenance, and repair methods, including electrical circuits, wiring systems, and HVAC systems.
- Ability to work in a stressful environment while maintaining composure and effectiveness.
- Ability to build and maintain professional relationships with internal staff and customers.
- Offer flexibility and adaptability, especially during times of change, to meet the evolving needs of the City.

- Must possess CFC Reclamation and Recycling License Type I, II and III air conditioning.
- Must have and maintain Class C Texas Driver's License
- Additional certifications may be required upon appointment.
- Periodic CJIS background check.
