SUPERVISION:
- General supervision is provided by the Building Inspection Field Supervisor.
- All behaviors comply with the Code of Conduct and Rules of Behavior outlined in Chapter 8 of the General Government Policies and Procedures Manual. Adheres to assigned work schedule as outlined in city and department attendance policies and procedures.
- Conduct exterior inspection of existing single-family residential dwellings within target neighborhoods/areas and interior and exterior inspection of single-family rental dwellings at time of tenant relocation. Enforce compliance with applicable codes, ordinances and regulations; recommend modifications and adjustments as necessary to comply with minimum property standards.
- Inspect previously occupied rental single-family dwellings for code compliance; approve inspected dwellings for certificates of occupancy.
- Inspect all dwelling exteriors for minimum code compliance within designated neighborhoods such as broken windows, roof condition, weather protection of exterior surfaces, driveway and sidewalk condition and accessory building condition.
- Ability to clearly communicate to property owners, contractors and the general public; explain and interpret requirements and restrictions of adopted codes and ordinances related to residential construction.
- Receive calls and answer questions about permits and code requirements; direct inquiries as necessary relating to residential maintenance and construction.
- Retrieve permit information from the computer; verify legal data including owners, tax records, and other data needed to issue permits and notify property owners of corrective actions necessary to gain code compliance.
- Maintain files and reports regarding inspection activities and findings on all active projects.
- Testify in court as necessary. Drive to and from destinations as assigned by Supervisor.
- Keep up to date all property condition maps with current and accurate data.
- Inspect plumbing, mechanical, electrical systems and varied other building component
- Systems of residences for approval of rental certificate of occupancy.
EDUCATION AND EXPERIENCE
- High School Diploma/GED
- Two (2) years of increasingly responsible housing code inspection, property/construction management, project coordination or building maintenance, repair and construction experience and/or building inspection experience and have the ability to detect violation to minimum property standards.
LICENSES AND CERTIFICATES
- Must possess a valid, unexpired Driver's License.
- Possession of International Code Council Property Maintenance Code Certification or ability to obtain within one year of employment.
- Possession of a State of Texas Code Enforcement Registration or ability to obtain within one year of employment.
WORK SCHEDULE
- Monday - Friday; 8:00 a.m. to 5:00 p.m.; with some overtime as required.
