The City of Overland Park has a full-time Facilities Maintenance Tech I / II position available in the City Manager Department.

JOB SUMMARY STATEMENT :

Performs routine to complex repairs, installation, and preventative maintenance on equipment and buildings throughout City facilities. Performs semi-skilled and skilled work in the following areas : electrical; mechanical; plumbing; heating, ventilation, and air conditioning (HVAC); carpentry; construction; and network cabling. Facilities Maintenance Tech II acts as lead person over Facilities Maintenance Technician I on projects assigned by Supervisor. Assists in emergency operations, including snow removal, as required. Duties are performed under the general supervision of the assigned Crew Leader.

DUTIES AND RESPONSIBILITIES :

  • Performs preventative maintenance of equipment and building checks according to set schedules.
  • Checks building temperatures and makes adjustments as required.
  • Checks equipment for proper operation, fluid levels, changes filters, replaces worn belts, changes oil, and lubricates bearings.
  • Corrects problems using necessary tools and parts. Informs supervisors of deficiencies and contacts outside contractors when appropriate.
  • Initiates repairs from issued work orders. Reads work orders and accesses required tools and equipment. Performs the required repair work.
  • Conducts daily visual inspection of interior and exterior building lighting appliances.
  • Repairs or replaces components, burnt out bulbs, ballasts and plugs as required.
  • Installs and / or pulls data and network cable and wires throughout City facilities per instructions from requesting department. Installs proper connections on cable and wired ends.
  • Inspects, repairs, and / or replaces complex plumbing tasks to assure proper working condition.
  • Determines operational problems and best procedure to correct problems.
  • Reports major problems to Supervisor. Contact outside contractors when appropriate.
  • Inspects, replaces, installs, and repairs various complex electrical systems and devices, and electrical circuits. Troubleshoots electrical defects and systems.
  • Acts as lead person on in-house remodeling and construction projects.
  • Performs construction of new work areas per plans and specifications : demolishes existing office space, frames new walls, runs electrical systems, hangs drywall, finishes drywall, completes ceiling work, etc. Secures area of construction for safety reasons. Determines tools and materials needed for the project. Manually loads and unloads materials, including drywall, plywood, metal studs, and conduit.
  • Installs, maintains, and conducts certification of backflow devices per water purveyor guidelines.
  • Test backflows, cleans, and repairs as needed. Keeps all test records. Reports test results to the water district and keeps copies of the test on file.
  • Assists outside contractors with City projects when required. Directs the contractor to the proper work location. Monitors contractors work product.
  • Assists with erection of barricades to insure the safety of workers and the general public. Accompanies contractors into secured areas.
  • Operates and maintains domestic water heaters and boilers at City facilities.
  • Performs light housekeeping around City Facilities. Duties include cleaning up spills or water leaks, restocking paper goods and hand sanitizers.
  • Assists in removal of ice / snow from facility walkways and public access areas.
  • Assists in the training of Facility Maintenance Technician I.
  • The employee must work the days and hours necessary to perform all assigned responsibilities and tasks. Must be available (especially during regular business hours or shifts) to communicate with subordinates, supervisors, customers, vendors and any other persons or organization with whom interaction is required to accomplish work and employer goals.

  • The employee will be required to participate in a rotation for weekly on-call support to respond to emergencies outside of regular business hours or shifts.
  • The employee must be punctual and timely in meeting all requirements of performance, including, but not limited to, attendance standards and work deadlines; beginning and ending assignments on time; and scheduled work breaks, where applicable.

REQUIREMENTS :

Facilities Maintenance Tech I :

  • High School Diploma or the equivalent.
  • Possession of an appropriate, valid driver's license.
  • Must maintain an insurable driving record.
  • Must have completed or be able to complete within one (1) year of hire OSHA 10 training through an approved credentialing entity approved by the Facilities Engineer or designee.
  • Access to the Kansas Criminal Justice Information System (KCJIS) is required, so the following KCJIS requirements apply :
  • must be at least 18 years of age; must not have been convicted of a felony; must not have been convicted of a serious misdemeanor; and must not have an arrest history the nature and severity of which warrant disqualification.
  • Facilities Maintenance Tech II :

  • Above requirements plus must have completed OSHA 10 training through an approved credentialing entity approved by the Facilities Engineer or designee.
  • Must be eligible to possess and maintain a backflow certification license or other certifications chosen by department leadership.
  • Must successfully complete and demonstrate a knowledge of eight (8) hours of training annually as it pertains to facilities maintenance. The avenue in which the courses and / or training is completed must be approved by department leadership.
  • EXPERIENCE :

    Facilities Maintenance Tech I :

  • A minimum of one to two years of general building maintenance experience with some knowledge of the following trades : HVAC, plumbing, electrical and carpentry; or an equivalent level of experience.
  • Facilities Maintenance Tech II :

  • A minimum of three years experience as a Facilities Maintenance Technician I or a minimum of five years of increasingly complex building maintenance experience with knowledge of the following trades : HVAC, plumbing, electrical and carpentry; or an equivalent level of experience.
  • SKILLS :

  • Safely and effectively operate a wide range of shop hand and power tools.

  • Working knowledge of necessary trades.
  • MENTAL REQUIREMENTS :

  • Ability to read and understand building plans and specifications.
  • Ability to read and comprehend technical manuals that relate to equipment usage and mechanical components.
  • Ability to access situations and respond with the appropriate tools, procedures and equipment needed.
  • Ability to work under distracting conditions
  • Alpha and numeric recognition.
  • Ability to carry out assignments through oral and written instructions.
  • Ability to analyze safety situations.
  • Ability to troubleshoot basic mechanical, electrical, plumbing, and HVAC systems.
  • Ability to comprehend City, State, and Federal guidelines.
  • PHYSICAL REQUIREMENTS :

  • Hand and eye coordination adequate to safely operate hand and power tools appropriate for the job.
  • Mobility to travel to all City facilities.
  • Ability to communicate work assignments and tasks to supervisor, city employees and the general public.
  • Ability to distinguish colors.
  • Ability to distinguish smells.
  • Exposure to extreme environmental conditions.
  • Ability to operate power and hand tools.
  • Ability to operate City vehicles.

    Salary Range :

    I - Grade B : $20.50 - $27.06

    II - Grade D : $24.81 - $33.02
