General Description: The purpose of this class within the organization is to provide the maintenance and repair of buildings; including: electrical equipment, heating, ventilation, and air conditioning systems (HVAC). This class works under general supervision, independently developing work methods and sequences.Duties and Responsibilities: The functions listed below are those that represent the majority of the time spent working in this class. Management may assign additional functions related to the type of work of the class as necessary.
EXAMPLE OF DUTIES
Essential Functions: Coordinates the installation, maintenance and repairs of building maintenance work such as plumbing, electrical work and HVAC. Performs a variety of skilled and semi-skilled facilities maintenance, preventive maintenance and repair tasks, including carpentry and mechanical repairs within the building. Works on other general facilities projects including changing bulbs, installing water closets, replacing water lines, installing hot water heaters and unclogging drain lines. Plans and completes building and grounds maintenance assignments. Uses sump pump to remove water form building. Works on assigned projects, and makes appropriate decisions based on work experience. Resolves problems and exchanges information on maintenance and repair status. Receives, reviews and evaluates complaints regarding repair and maintenance services in City facilities; determines and initiates appropriate corrective action. Additional Duties: Assumes the supervisor's duties in his or her absence. Responds to maintenance emergencies.
