General Statement of the Job & Essential Functions
GENERAL STATEMENT OF JOB
Under general supervision, this position performs complicated supervisory and administrative work directing the painting, construction, carpentry, plumbing, electrical, HVAC systems and janitorial work throughout city buildings and facilities. Reports to the Manager of Properties Management.
ESSENTIAL JOB FUNCTIONS
Plans and schedules building and facility maintenance activities in accordance with maintenance schedules and the receipt of work orders; establishes priority request based upon existing condition or damage, scheduled events, and available resources; establishes and implements preventive maintenance schedules.
Inspects buildings and facilities; identifies needed repairs and maintenance work; responds to complaints and inquiries; identifies materials, equipment and supplies needed for projects and ensures availability of same; directs the transporting of delicate materials and supplies.
Assigns, directs, and supervises the activities of building maintenance staff responsible for building maintenance and repair work; ensures work adheres to established policies, standards and procedures; conducts inspections of work in progress and upon provides technical guidance and instructions and assists as necessary in resolving problems.
Responsible for the effective supervision and administration of monitoring of expenditures, staff development and training, succession planning, performance management, employee relations, interviewing, scheduling, instructing, granting leave, appraising performance, and disciplining.
Prepares reports, work orders and records of work performed and materials used; prepares requisitions to order new and additional pars and supplies; assists in the preparation of the operating budget.
Provides assistance and or performs duties such as painting, construction, carpentry, electrical, plumbing, HVAC and janitorial work; assists other departments and trades staff with special projects, and preparation for special events; responds to questions and complaints from citizens and city officials.
Performs other related work as required. Individual assignments will be determined by supervisor based on current workload and department needs.

Develops and maintains cooperative and courteous relationships with department employees and managers in other departments to project a good departmental image. Tactfully and effectively handles requests, suggestions and complaints from other departments and persons in order to maintain good will within the city. Emphasizes the importance of maintaining a positive image within the city. Interacts effectively with fellow employees, Building Maintenance Superintendent (Paint / Carpentry), professionals and the general public.
Coordination of Work : Plans and organizes daily work routine. Establishes priorities for the completion of work in accordance with sound time-management methodology. Avoids duplication of effort. Estimates expected time of completion of elements of work and establishes a personal schedule accordingly. Attends meetings, planning sessions and discussions of time. Implements work activity in accordance with priorities and estimated schedules. Maintains a calendar for meetings and deadlines.
Safety and Housekeeping : Adheres to all safety and housekeeping standards established by the city and various regulatory agencies. Sees that the standards are not violated. Maintains a clean and orderly workplace.
Education, Experience & Special Requirements
EDUCATION & EXPERIENCE
High School Diploma, with additional technical training in maintenance trades and 3-5 years of progressively responsible experience in planning, supervising, and performing building maintenance and repair work; or any equivalent combination of training and experience which provides the required skills, knowledge, and abilities.
SPECIAL REQUIREMENTS
Requires satisfactory results from a pre-employment medical evaluation and pre-employment substance abuse testing and is subject to random alcohol and controlled substance testing.
An acceptable general background check to include a local and state criminal history check and sex offender registry check.
A valid driver's license with an acceptable driving record.
Individuals in this position cannot be listed as having a founded child abuse or neglect complaint.
This position is considered Essential Personnel and will be required to work during and following natural disasters and emergency situations.

MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS
Physical Requirements : Must be physically able to get around from site to site daily, to use computer equipment, telephone and other office materials. Must demonstrate the ability to communicate effectively with contract staff, supervisor, co-workers and the public. Must be able to lift 10 pounds of materials / supplies for distribution to sites. Physical demand requirements are for light work.
