GENERAL STATEMENT OF JOB
Under general supervision, this position performs skilled work in the maintenance and repair of city buildings and facilities by performing service maintenance, troubleshooting, and installation and repair of all types of heating, ventilation and air conditioning (HVAC) systems. Reports to the Building Maintenance Superintendent.
ESSENTIAL JOB FUNCTIONS
Performs skilled HVAC maintenance, installation and repair work for the purpose of ensuring proper, efficient and safe working conditions of HVAC systems in city buildings and facilities; uses a variety of equipment and tools to include vacuum pumps, refrigerant recovery machine, oxy/acetylene tanks, saws, drills and scaffolds.
Receives work orders and determines work to be performed; obtains materials, equipment and supplies; plans sequence of work, and prepares work site by clearing and setting up needed protective devices; completes work orders and maintains records of work performed and materials used.
Performs preventive maintenance and repairs on refrigeration equipment and ice machines; diagnoses and repairs problems; removes and replaces damaged parts; installs new parts and or systems for multiple heating and air conditioning equipment; recovers Freon from systems using recovery equipment and procedures.
Maintains tools and equipment; evaluates equipment performance and parts durability and reports findings for consideration in procurement of new equipment; submits requisitions for new, replacement and additional materials and supplies as needed; loads and unloads materials and equipment on trucks, and transports materials to work sites as needed.
Performs a variety of maintenance duties and provides assistance to other trades workers in the department; serves as the lead for assistants and subordinate craft workers; provides technical guidance and assists with problem solving.
Performs other duties as assigned. Individual assignments will be determined by supervisor based on current workload and department needs.

Knowledge of Job: Has considerable knowledge of the principles, methods, materials and equipment used to maintain, install and repair HVAC equipment and systems. Has considerable knowledge of the procedures, and safety precautions of HVAC maintenance and repair work. Is able to install varied HVAC systems; and to diagnose a wide range of problems and repair same. Is able to follow oral and written instructions. Is able to perform medium physical work. Is able to establish and maintain effective working relationships as necessitated by work assignments.

Exercises immediate remedial action to correct any quality deficiencies that occur in areas of responsibility. Maintains high quality communication and interacts with all departments, co-workers and the general public.

Safety and Housekeeping: Adheres to all safety and housekeeping standards established by the city and various regulatory agencies. Sees that the standards are not violated. Maintains a clean and orderly workplace.
EDUCATION & EXPERIENCE
High school diploma or the equivalent with additional technical training in HVAC maintenance and repair, 3 -5 years of experience in maintaining, repairing, and installing HVAC equipment and system, and one (1) year of experience in a lead or supervisory position or any equivalent combination of education and experience.
SPECIAL REQUIREMENTS
Freon recovery and replacement certification.
Journey level certification worker required; master level certification preferred.
An acceptable general background check to include a local and state criminal history check.
A valid driver’s license with an acceptable driving record.
Must be able to complete the required National Incident Management System (NIMS) Incident Command System
Certifications within one (1) year of employment.
This job is considered “essential personnel”; this position will require attendance and work during and following natural disasters and/or emergency situations.
MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS
Physical Requirements: Must be physically able to operate a variety of HVAC tools and equipment. Must be able to exert up to 75 pounds of force occasionally, and/or up to 50 pounds of force frequently and/or up to 25 pounds of force constantly to move objects. Physical demand requirements are for Medium to Heavy Work.
Data Conception: Requires the ability to compare and/or judge the readily observable, functional, structural, or compositional characteristics (whether similar to or divergent from obvious standards) of data, people or things.
Interpersonal Communications: Requires the ability of speaking and/or signaling people to convey or exchange information. Includes receiving instructions, assignments and directions from superiors.
Language Ability: Requires the ability to read work orders, electrical diagrams, blueprints, and maintenance and repair manuals for varied HVAC equipment and systems. Requires the ability to complete work orders and prepare time sheets and leave slips using the prescribed format. Requires the ability to communicate effectively and efficiently in Standard English and mechanical, technical and electrical terminology.
Intelligence: Requires the ability to apply rational systems to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists; interpret and understand a variety of instructions furnished in written, oral, diagrammatic or schedule form.
Verbal Aptitude: Requires the ability to record and deliver information, explain procedures, and follow oral and written instructions.
Numerical Aptitude: Requires the ability to utilize mathematical formulas. Must be able to add, subtract, multiply and divide.
Form/Spatial Aptitude: Requires the ability to inspect items for proper length, width and shape.
