GENERAL DESCRIPTION OF POSITION
Performs building maintenance and custodial duties in order to meet the needs of the City of Rogers City Hall Administration Building (Primary Assignment), the campus of the Rogers Historical Museum, Rogers Public Library, and other city facilities on a scheduled basis.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Maintains and organizes supply room and storage areas; keep all tools and equipment in good working condition.
2. Makes or arranges for repairs to be made as needed in city facilities, sometimes in cooperation with outside vendors.
3. Tracks and facilitates scheduled maintenance and warranty information on all equipment as well as city vehicles. Also aids in obtaining and maintaining equipment documentation for various city facilities.
4. Assists in troubleshooting and diagnosing maintenance issues at the Rogers Public Library, Rogers Historical Museum, Rogers City Hall, and other city facilities as assigned.
5. Perform minor plumbing tasks including, but not limited to, repairing, replacing, or maintaining plumbing fixtures, automatic flush valves, or piping.
6. Performs assorted, semi-skilled maintenance projects including, but not limited to, replacing ceiling tiles, grids, light bulbs, filters, door locks, hanging items, assemble shelving, furniture, etc.
7. Repair, replace and touch up of drywall and paint.
8. Flat roof and gutter maintenance and cleaning.
9. Inspection and light maintenance of HVAC units, elevator, exit lights, emergency lights, fire extinguishers, and other equipment.
10. Helps maintain entry ways and sidewalks in inclement weather to include shoveling and salting.
11. Maintain outdoor lighting and sprinkler systems.
12. Maintain clean and groomed appearance of building grounds including but not limited to trash pickup, flower planting and weeding, regular use of lawn/leaf blower and occasional power washer for walkways, pavilion, etc.
13. Maintain/replenish inventory of cleaning products, toilet paper, paper towels, soap, filters, light bulbs, etc.
14. Assists in maintaining SDS safety sheets for chemicals contained in assigned facilities.
15. Instruct and supervise assigned community service workers for assistance in any of the above stated responsibilities.
16. May perform custodial duties such as emptying trash receptacles, preparing facilities for events, and refilling water coolers.
17. Perform any other related duties as required or assigned.
QUALIFICATIONS

EDUCATION AND EXPERIENCE
High school or GED, plus specialized schooling and/or on the job education in a specific skill area; e.g. data processing, clerical/administrative, equipment operation, etc, plus 2 years related experience and/or training, or equivalent combination of education and experience.
COMMUNICATION SKILLS
Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions, and procedure manuals; ability to write routine reports and correspondence.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to prepare and interpret bar graphs.
CRITICAL THINKING SKILLS
Ability to solve practical problems and deal with a variety of known variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, or diagram formats.
