The Maintenance Specialist will be responsible for performing a variety of maintenance tasks with a primary focus on journeyman-level painting and finishing work. The ideal candidate will possess advanced knowledge of painting techniques, materials, and safety standards, and will be adept at completing maintenance tasks in a timely and efficient manner while ensuring a high standard of workmanship.

About the Position :

We are seeking a skilled Maintenance Specialist with expertise in journeyman-level painting to join our Facilities team! In this role, you will be responsible for performing high-quality painting and finishing work on various surfaces, ensuring a clean, well-maintained, and professional appearance for all facilities and equipment. As a Maintenance Specialist, you will also contribute to general maintenance tasks, including repairs and upkeep of buildings, systems, and machinery, supporting overall facility operations.

About the Team :

The Public Services Facilities Division is an internal service that provides maintenance and repairs to City buildings such as City Hall, the Sorenson Unity Center, Smith's Ballpark, and fire stations. This division is also responsible for the security and maintenance of the downtown and Sugar House business districts. Applicants for roles within the Facilities Division can expect to directly provide or support the skilled trades and maintenance to the City's facilities to keep this important infrastructure running smoothly for its occupants.

Position Salary Range :

24.87 - $32.71 / hr based on qualifications and experience.

Key Responsibilities :

  • Performs journeyman-level painting tasks as well as work in areas such as carpentry, plumbing, electrical systems (line voltage and low voltage), fire and life safety systems, equipment, sprinkler systems, and sensors. Trades professionals will also maintain and repair indoor / outdoor facilities, fans, lighting, and ensure inspections for safety.
  • Maintains a broad working knowledge of materials, systems and code requirements related to maintenance of city facilities.
  • Repairs and maintains a variety of facilities systems based on trade expertise, including building structures, walls, doors, hardware, finishes, and components.
  • Reads and interprets blueprints, sketches, work orders and various plans and diagrams to lay out work. Determine and use the necessary designs diagrams, sketches or drawings, to communicate to supervisors for needed approval and to team to perform the work.
  • Maintains mechanical and structural systems, performing service and preventative maintenance on equipment and structure systems across multiple disciplines. This includes recommending external service providers for repairs or warranty work when needed. Participates in project cost estimates and vendor / contractor evaluations and oversees their work as necessary.
  • Knows and understands all OSHA safety procedures and record keeping. Trains personal on safety procedures related to Facilities operations. Trains less-skilled personal in facilities maintenance trades, assists the Maintenance Supervisor to determine training needs for the work group.
  • Operates computer systems and Facilities management applications for work order assignments including mobile work order systems to receive, generate work order assignments, close work orders, and record asset changes, equipment specification information. Generating daily, weekly and monthly reports to understand and manage work-load, hours to perform work and type of work assignment for team.
  • Performs electronic recordkeeping and related to preventative maintenance and repair so the Facilities division makes the most efficient and effective use of computerized maintenance management and service request systems, tracks and closes assigned work orders, monitor work orders assigned to others and assists in managing work orders.
  • Operates a city vehicle and is responsible for its safe operation and reporting any observed maintenance needs.
  • Maintain logs, inventories and purchasing records, respond to service requests and emails, monitor and manage work orders.
  • Responds to city emergencies and closures to ensure facilities remain operational and safe. Assists with tasks such as snow and ice removal, equipment checks, and building re-openings following closures.
  • Serves as Acting Supervisor when assigned, overseeing diverse trade workers including carpenters, painters, and other maintenance staff.
  • Performs other duties as required, adapting to multiple trades as needed.
  • Minimum Qualifications :

  • High school diploma or equivalent.
  • Five years of facilities maintenance or related construction or repair experience in a commercial, industrial, or multi-trade setting. Experience in trades such as painting, carpentry, electrical, or plumbing preferred. Education, certification, or an associate degree in relevant trades may substitute for up to three years of experience.
  • Possession of a valid drivers' license.
  • Possession of a forklift operator's certificate within six months of employment.
  • Possession of a Building Operator Level II certification within six months of hire.
  • Possession of a OSHA 10-hour certification or ability to obtain within six months of hire.
  • Demonstrated proficiency working with computer applications including MS suite.
  • Demonstrated knowledge of power tools used in facilities maintenance
  • Preferred Qualifications :

  • Possession of a Commercial Drivers' License (CDL) Class A or B.
  • Possession of a journey-level license issued by the State of Utah or an accredited journey-level certification program.
  • Possession of an air-conditioning universal refrigerant license or ability to obtain within six months of employment.
  • Demonstrated experience in Direct Digital Control (DDC) and ability to demonstrate operator skills in controlling and troubleshooting building systems.
  • Working Conditions :

  • Moderate to heavy physical activity. Required to stand, walk, or sit for extended periods. Exposure to disagreeable elements such as extreme weather conditions, noise, dust, fumes, etc. Required to push, pull or lift 75 lbs. or more.
  • Work is performed both indoors and outdoors with exposure to various weather conditions. May be exposed to potentially hazardous conditions, noise and temperature extremes.
  • Frequent bending, standing, kneeling, climbing, reaching below and above shoulders.
  • Wrist, hand and finger dexterity is required to operate various equipment and materials.
  • Intermittent exposure to stress as a result of human behavior.
