Some night meetings.Closing Date: Open Until Filled Job OverviewResponsible for the facilitation, permitting, processing, and tracking of land development plans and activities; responsible for customer services on behalf of the Planning Department, providing clients with a variety of information relating to community planning, general zoning and planning ordinance requirements, development project submittal and review procedures, and other planning-related information.
EXAMPLE OF DUTIES
NOTE: Employee may be required to respond to a disaster, either natural or man-made, to serve the citizens of Statesville. Service to the citizens during a disaster may result in the assignment of other duties, which will take precedence over duties described in this job description. This job description is not intended to be all-inclusive. Employees may perform other related duties as needed to meet the needs of the organization.Serves as the first point of contact for the public, the development community, and applicants; responds to inquiries regarding development, Unified Development Code, and/or permitting-related needs. Coordinates with the Planner II/Plans Review to provide efficient permitting services to the development community and public.Assists customers with application intake and payments. Serves as principal reviewer for zoning permits, zoning compliance letters, sign permits, and other minor administrative approvals.Assists developers, design professionals, contractors, and the public by providing information, objectives, and requirements; explains processes and communicates/shares pertinent technical information.Assists in the administration of Unified Development Code and other development regulations and policies, including policy recommendations and interpretations.Investigates complaints for project compliance.Implements, coordinates, and reviews the application of land regulatory ordinances and policies.Maintains permit tracking and development inquiry databases and provides mapping as required.Prepares maps, charts, and other graphic materials as required.Attends Board of Adjustment and Downtown Design Committee meetings and provides accurate meeting minutes.Conducts technical, administrative, and investigative work to maintain and update UDC and other related ordinances and/or policy documents.Performs other duties as assigned.

Knowledge, Skills, and Abilities General knowledge of the principles, practices and applicable laws of public sector land development and subdivision planning review.General knowledge of the zoning/building permitting process.Thorough knowledge of computer systems and programs including word processing, database management, and specialized technology applications such as permitting systems.Ability to organize and track/manage detailed projects.Ability to read and interpret plats, site plans and other site-related drawings.Ability to read and interpret local ordinances, rules, and regulations.Ability to explain policies, regulations and procedures to the general public, developers, contractors, consultants, other public agency representatives, and staff.Ability to communicate ideas clearly, concisely, and effectively, both orally and in writing.Ability to establish and maintain effective working relationships with colleagues, city officials, developers, contractors, and the general public.Job Related Physical Activity RequirementsThis position involves sedentary work requiring the exertion of 10 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects. Sedentary work involves sitting most of the time.
