What are the responsibilities and job description for the Facilities Maintenance Director position at City of The Colony?
Under supervision of the Deputy City Manager, supervises a work crew and performs inspections/repairs to city building infrastructures such as; electrical, HVAC, plumbing, roofs and other building components related to maintaining each facility in good working order. Responsible for determining long range maintenance and repair activities and budget for all facilities. As Facility Maintenance Supervisor is responsible for work site safety as well as the safety of other employees and the public. Also responsible for emphasizing the importance of customer service and completing various administrative tasks necessary as the Facility Maintenance Supervisor.
• Supervise Facility Maintenance work crew, including employee performance evaluations as necessary.
• Supervises and/or performs maintenance and repairs on electrical, HVAC and plumbing equipment.
• Supervises and/or performs minor repairs and tasks on and within city facilities.
• Supervises and/or performs various repairs and tasks.
• Supervises and/or performs work with various power tools, hand tools, and heavy equipment such as lifts.
• Ability to perform work at elevated heights, with arms above head and on roof tops.
• Ability to work well with the public and with co-workers at all times. Communicate effectively and courteously with the public and other city employees in person, by radio, in writing and by telephone.
• Ability to follow a chain of command, receptive to instruction and supervision. Adapts to changing procedures and special assignments.
• Ability to schedule and coordinate work with various vendors and contractors performing repairs and modifications to city facilities.
• Ability to setup and maintain a preventive maintenance schedule at all city facilities.
• Ability to develop budgets and monitor budget activities during the fiscal year.
• Completes tasks within time constraints using proper equipment and safety gear. Performs safety inspections on all equipment used on each job to ensure a safe work area.
• This position is subject to callouts during emergencies and must respond when contacted.
• Routinely lifts and carries up to 50 pounds, occasionally lifts or moves up to 100 pounds. Works with various hand-held tools, power tools, and heavy equipment; climbs, lifts, squats, bends, and stoops for extended periods of time; works outdoors in extreme heat or cold temperature swings and during inclement weather; occasionally exposed to dust, fumes, and loud noises.
• Performs other duties as assigned.
Good customer service skills. Ability to work with other employees as a team. Ability to read written instructions and technical manuals. Mechanical aptitude and knowledge of electrical, HVAC, plumbing, carpentry, and mechanical repairs. Experience working with hand tools, power tools, skill saws, jig saws, and other various equipment such as scissor lifts, bucket trucks, and extension ladders. Working knowledge of computers, databases, spreadsheets, and word processing programs.
High School diploma or GED. Texas driver’s license, Class “C” with acceptable driving record. Prefer at least two licenses and/or certifications in the following areas: HVAC, Electrical, Plumbing or Carpentry. Five years of supervisory experience and eight years of work experiences in the areas of electrical, HVAC, Plumbing and carpentry repair and maintenance.
