The City of Tukwila is currently searching for a Facilities Maintenance Superintendent to join our team! The Facilities Maintenance Superintendent has accountability for coordinating and administering the overall operations of the Facilities Division. This position is part of the Public Works Department that protects the health and safety of residents, visitors, and businesses. The Department designs and maintains the City's essential transportation, water, sewer, surface water infrastructure. Public Works also supports other departments through the purchase and upkeep of the City's vehicles and facilities.

Salary Range: $9,360 - $11,379 per month, plus excellent benefits. This position is represented by the Teamsters, Local #763.

Essential Duties and Responsibilities
Plans and manages a comprehensive, City-wide maintenance and operations program for the Facilities division.
Prepares annual budget for assigned areas of responsibility including forecasting revenue, staffing, materials, and equipment needs; performs cost analysis; implements division budget; determines equipment specifications; purchases equipment and supplies; negotiates and administers service contracts; monitors and maintains inventory; and prepares and submits periodic budget updates.
Acts as liaison for assigned area with other agencies, to include other departments, divisions, consultants, contractors, vendors, and the general public. Represents the Division and/or City at meetings and prepares and presents briefings, staff reports, and other applicable correspondence.
Provides direction, counseling, training, performance evaluation, and discipline of subordinate employees.
Evaluates and develops goals, objectives, policies, procedures, and priorities for the division and implements changes as needed. Analyzes the effectiveness of division operations to include evaluating work products, methods, and procedures.
Researches, analyzes, and prepares correspondence, reports, papers, statistical summaries, and other material requiring judgment as to content, accuracy, and completeness.
Maintains reasonable, predictable, and regular attendance during the standard work week.
Participates in the design, estimating, vendor selection, plan review, construction and inspection of projects in assigned area. May review plans and specifications for development; provide technical expertise; and recommend acceptance upon completion.
Coordinates and administers repairs, rehabilitation, and/or small works construction by reviewing and awarding bids to contractors; providing technical expertise; and inspecting, monitoring, and final acceptance of work.
May perform "callback" and "standby" duty on weekdays, weekends, and holidays; responds to emergency situations; and directs/and or performs emergency work.

Education, Experience and Other Requirements
TRAINING, EXPERIENCE AND LICENSING REQUIREMENTS (Position requirements at entry):
High School Diploma or General Equivalency Diploma (GED) and five years of increasingly responsible skilled facilities maintenance and/or operations experience, including three years of lead/supervisory experience; or an equivalent combination of education and experience which provides the knowledge, skills, and ability sufficient to successfully perform the essential duties of the job.
Some positions may require additional licensing such as Washington State Department of Agriculture Pesticide Applicators License, Waste Water Certificate II, or Water Manager II Certificate; First Aid and CPR certification; and/or professional membership.
PHYSICAL ACTIVITY/REQUIREMENTS:
Positions in this class typically require: climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, mobility, pushing, pulling, lifting, fingering, grasping, feeling, talking, hearing, seeing and repetitive motions.

The City of Tukwila offers a comprehensive benefit package to all regular full-time and part-time employees and their eligible dependents, including domestic partners (DP) and their dependents (a tax penalty applies to the DP portion of the premium). Part-time employees pay a pro-rated share of the premium.
Medical Employees have the option of choosing from the City's self-insured plan that is administered by Healthcare Management Administrators (HMA) and is part of the Regence Preferred Provider network; or Kaiser Permanente, an HMO, for medical and prescription coverage.
Dental The dental plan is provided through the City's self-insured plan (HMA) and covers preventative, basic, and restorative services to an annual maximum of $2,000. An incentive level applies to these services ranging from 70% to 100% coverage. Orthodontia is available for dependent children to age 19.
Vision Vision coverage is provided via Teamsters through Northwest Administrators, Inc. Coverage includes an annual eye exam and vision hardware.
Employee Cost Share Regular, full-time employees contribute a monthly premium cost share based on the coverage level elected.

Sick Leave Sick leave accrues at the rate of four (4) hours per pay period (pro-rated for part-time employees).
Vacation Leave After six months continuous employment, six (6) days of vacation is awarded and then accrues at the rate of four (4) hours each pay period (pro-rated for part-time employees). Additional vacation hours are accrued per pay period after years three (3) through fifteen (15) years of service, to a maximum accumulation of 384 hours.
Holidays The City of Tukwila recognizes eleven (11) holidays and two (2) floating or "personal" holidays each calendar year, unless otherwise specified in the labor agreement.
Retirement Membership in the Washington State Department of Retirement System PERS 2, PERS 3 or PSERS 2 plans, as applicable, is required. The employee and employer both contribute to the plans.
Deferred Compensation Employees may choose to set aside a portion of their earnings on a tax-deferred basis for retirement purposes. The City offers investment options through either Mission Square or Empower.
Life and Long-Term Disability Insurance A basic life insurance policy of $50,000 is provide for Teamsters represented employees at no cost. Supplemental life insurance is available at group rates through payroll deduction for employees and their dependents. A long-term disability (LTD) policy is provided for Teamsters represented employees at no cost. The policy provides for up to 60% of monthly salary replacement.
Flexible Spending Account (FSA) A Flexible Spending Account (FSA) allows employees to set aside a portion of their salary, tax-deferred, to pay for out-of-pocket medical expenses, dependent care expenses, and/or adoption assistance.
HRA/VEBA Teamsters employees make a monthly contribution to individual VEBA accounts. These contributions are deducted via payroll deduction on a monthly basis. See the applicable Labor Agreement for specific details on the amount of the monthly deduction for each bargaining unit.
Employee Assistance Program The City of Tukwila contracts with an outside agency to provide confidential personal or job-related counseling and referral assistance to employees and their eligible dependents at no cost.
Longevity Pay Longevity pay is awarded beginning at five (5) years of service and increases at 10, 15, 20, 25, and 30 years of service.
Pay Days Pay days occur on the 10th and 25th of each month (24 pay periods annually). Direct deposit of pay is available.
