The purpose of this classification is to assist in performing skilled, semi-skilled, and manual work associated with maintenance of city buildings, equipment, and related facilities.

The following duties are normal for this classification.  The omission of specific duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification.  Other duties may be required and assigned.  Specific duties listed may not be required for all positions within this classification, but are determined by the normal requirements for the particular position.

Performs general repair and maintenance work on city buildings, equipment, and related facilities: assists in performing skilled, semi-skilled, and manual work involving building maintenance, electrical, heating and air conditioning, or other projects.

 

Ensures that maintenance and operations of buildings, equipment, and systems are in compliance with applicable regulations, codes, laws, and standards.

 

Performs various tasks associated with electrical projects: assists in troubleshooting electrical problems; replaces light bulbs and ballasts; assists in repairing pole lights, lighting panels, and light fixtures; assists in replacing light switches; assists in installing/repairing electrical devices; assists in replacing breakers.

 

Performs various tasks associated with heating, ventilation, and air conditioning (HVAC) system projects: assists in troubleshooting and repairing HVAC system problems; assists in servicing/maintaining HVAC and refrigeration systems; assists in inspecting and replacing air conditioning compressors; tests HVAC system operations; cleans/services HVAC systems; cleans/replaces condenser coils and air filters; lubricates pumps and motors; recovers refrigerant for recycling; welds/solders metal components. 

 

Performs various tasks associated with general mechanical and building maintenance projects: pulls wires and runs conduits; assists in installing or removing modular furniture; replaces ceiling tubes.

 

Operates a variety of machinery, equipment, and tools associated with department projects, which may include a utility truck, air compressor, generator, pressure washer, pump, torch, electrician tools, HVAC tools, plumbing tools, mechanic tools, power tools, hand tools, meters, gauges, testing instruments, ladder, measuring devices, or two-way radio.

 

Performs general cleaning/maintenance tasks necessary to keep equipment and tools in operable condition, which may include inspecting equipment, checking/replacing fluids, refueling vehicles, greasing equipment, washing/cleaning equipment, cleaning project work areas, or cleaning shop; monitors equipment operations to maintain efficiency and safety; reports faulty equipment.

 

Transports, loads, and unloads equipment and materials used in projects.

 

Assists in monitoring inventory levels of supplies and materials: ensures availability of adequate supplies, tools, and materials to conduct work activities; initiates requests for new/replacement materials.

 

Follows safety procedures, utilizes safety equipment, and monitors work environment to ensure safety of employees and other individuals.

 

Maintains records of maintenance activities, parts/labor costs, or other records.

 

Prepares or completes various forms, reports, correspondence, logs, work orders, purchase requisitions, preventive maintenance records, diagrams, or other documents.

 

Receives various forms, reports, correspondence, work orders, electrical diagrams, mechanical diagrams, codes, rules, regulations, policies, procedures, manuals, catalogs, directories, reference materials, or other documentation; reviews, completes, processes, forwards or retains as appropriate.

 

Communicates with supervisor, employees, other departments, vendors/service providers, contractors, utility companies, the public, outside agencies, and other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems.

 

Maintains a current knowledge of applicable laws, regulations, methods, and procedures; attends workshops and training sessions as appropriate.

 

Recommends policies and procedures that guide and support the provision of quality services by the Department.

 

Incorporates continuous quality improvement principles in day to day activities.

 

Must accomplish the essential functions of the job, with or without reasonable accommodations, in a timely manner.

 

Must meet regular attendance requirements.

 

Must be able to maintain good interpersonal relationships with staff, co-workers, and managers.


Performs miscellaneous tasks, which may include filing documentation, unlocking work areas for outside contractors, or picking up and transporting mail/documentation.

 

Performs other related duties as required.

High school diploma or GED required, supplemented by vocational and/or technical training in General Facility Maintenance (Electrical, HVAC, Carpentry, Plumbing, Welding, etc.); one (1) year of experience in facility maintenance or related field; or any equivalent combination of education, training, and/or experience which provides the requisite knowledge, skills, and abilities for this job.  Must possess and maintain a valid driver’s license.

PHYSICAL REQUIREMENTS:  Must be physically able to operate a variety of machinery, tools, and equipment, such as a utility truck, HVAC equipment, chiller, boiler, air compressor, pressure washer, pump, refrigerant recovery machine, vacuum pump, torch, electrician tools, HVAC tools, plumbing tools, mechanic tools, power tools, hand tools, meters, gauges, testing instruments, ladder, measuring devices, or two-way radio. Tasks require the ability to exert moderate, though not constant physical effort, typically involving some combination of climbing and balancing, stooping, kneeling, crouching, and crawling, and which may involve some lifting, carrying, pushing and/or pulling of objects and materials of moderate weight.

 

DATA CONCEPTION:  Requires the ability to determine, calculate, tabulate, and/or summarize data. Includes performing subsequent actions in relation to these computational operations.

 

INTERPERSONAL COMMUNICATION:  Requires the ability to provide guidance, assistance, and/or interpretation to others regarding the application of procedures and standards to specific situations.

 

LANGUAGE ABILITY:  Requires the ability to read a variety of informational, electrical, and mechanical documentation, directions, instructions, and methods and procedures.  Requires the ability to write reports with proper format, punctuation, spelling and grammar, using all parts of speech. Requires the ability to speak with and before others with poise, voice control, and confidence using correct English and well-modulated voice.

 

INTELLIGENCE:  Requires the ability to exercise judgment, decisiveness and creativity in situations involving a variety of generally pre-defined duties which are often characterized by frequent change.

 

VERBAL APTITUDE:  Requires the ability to utilize a wide variety of reference, descriptive, advisory and/or design data and information.

 

NUMERICAL APTITUDE:  Requires the ability to perform addition, subtraction, multiplication, and division; the ability to calculate decimals and percentages; the ability to utilize principles of fractions; and the ability to interpret graphs.

 

FORM/SPATIAL APTITUDE:  Requires the ability to inspect items visually for proper length, width, and shape.

 

MOTOR COORDINATION:  Requires the ability to coordinate hands and eyes in using job-related equipment and in operating motor vehicles.

 

MANUAL DEXTERITY:  Requires the ability to handle a variety of items, job-related equipment, control knobs, switches, etc.  Must have the ability to use one hand for twisting or turning motion while coordinating other hand with different activities.  Must have average levels of eye/hand/foot coordination.

 

COLOR DISCRIMINATION:  Requires the ability to differentiate colors and shades of color.

 

INTERPERSONAL TEMPERAMENT:  Requires the ability to deal with people beyond giving and receiving instructions.  Must be adaptable to performing under moderate stress when confronted with an emergency.

 

PHYSICAL COMMUNICATION:  Requires the ability to talk and/or hear (talking - expressing or exchanging ideas by means of spoken words; hearing - perceiving nature of sounds by ear).
