SUPERVISION
Work is performed under the direction of the Facilities Maintenance Manager. The employee must be able to schedule workers for specific jobs, assist in prioritizing maintenance work, and handle equipment breakdowns. Work is reviewed through observation for results obtained and performance evaluations. This position will serve as crew leader.
ESSENTIAL FUNCTIONS OF WORK
(May not include all duties performed.)
Trains, guides, and leads a crew of maintenance workers on a shift or maintenance projects.
Makes structural repairs on facilities.
Performs painting, carpentry, plumbing, electrical work on renovations of existing facilities.
Maintains all mechanical systems including heating ventilation and air conditioning units in good working order.
Responsible for the housekeeping and custodial responsibilities of the facilities.
Inspects and reports unsafe, unsightly or malfunctioning equipment, fixtures, and appliances in all facilities.
Able to drive vehicles and equipment with tow capacities.
Loads and unloads trucks with front end loader and skid steer, operates back hoe and tractors and other implements common to work.
Operates a variety of standard power tools and equipment.
Performs preventative maintenance and makes repairs to appliances, plumbing, electrical fixtures, pumps and other equipment.
Assists in the maintenance and repair and/or replacement of doors, windows, ceilings, floors, walls, plumbing, heating and ventilation.
Paints machinery, buildings and amenities.
Seals stone and block paver work.
Lift shovels, bricks, wood, and other equipment and transport dirt, gravel, and other materials.
Climbs ladders, stairs, and equipment and works on scaffolding.
Install signs.
Maintains and instills a positive work ethic and performs at department standards.
Understands and follows oral and written instructions.
Establishes and maintains effective relationships within the department as well as the other city departments. Provides good customer service to patrons and the residents
Performs other related duties as assigned.
MINIMUM REQUIREMENTS OF WORK
Possess a high school diploma and three years experience in construction and building maintenance work or any equivalent combination of training and experience.
Posses considerable knowledge of the methods, materials, and equipment used in construction and building maintenance work including HVAC, plumbing, carpentry, electrical, and painting.
Possess considerable knowledge of the safe and correct use of hand, gas, and electric powered tools and equipment.
Possess considerable knowledge of the occupational hazards and safety precautions of the building, construction, and electrical trades.

Employees pay a monthly medical insurance premium though The Steelworkers Health and Welfare Fund which includes prescription coverage. This is a high-deductible health savings plan.
VISION AND DENTAL
The City pays 100% of the premium for dental and vision through the Steelworkers Health and Welfare Fund.
LIFE INSURANCE
The City pays 100% of the premium on a $100,000 life insurance policy for employee and $10,000 for spouse and $5,000 for child.
RETIREMENT PENSION
The City contributes 14% monthly toward retirement benefits offered through the Ohio Public Employee Retirement System.
VACATION
Employees two weeks of paid vacation after completing one-year probationary period.
PERSONAL LEAVE
Employees receive 6 prorated days of personal leave annually.
