What are the responsibilities and job description for the PLANNER II - COMMUNITY DEVELOPMENT position at Clayton County Government?
PURPOSE OF CLASSIFICATION
The purpose of this classification is to perform a variety of professional planning tasks within the Community Development Department. This position will be responsible for the review of the comprehensive plan with emphasis on land-use. Work is performed under the general supervision of the Senior Planner.
ESSENTIAL FUNCTIONS
The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.
Provides professional planning assistance to the Community Development Department by applying basic procedures of the Comprehensive Plan, County Zoning Ordinances, Business License Ordinance, Building Code and other related regulatory guidelines; Processing application intake, associated reviews, and processing of zoning matters and customer follow ups.
Responsible for problem resolution resulting from all applications requests and inspection.
Maintains a current knowledge of applicable codes. ordinances, laws, and regulations; maintains an awareness of new trends and advances in the profession; reads professional literature; maintains professional affiliations; attends workshops and training sessions as appropriate.
Provides assistance and information to the public regarding ordinance interpretation; responds to routine questions and complaints; researches problems and initiates problem resolution.
Maintain the GIS layer of the County's Comprehensive Plan; track and maintain the land-use matrix table. Support all zoning meetings, including, but not limited to virtual Pre-Apps., Technical Review Committee (TRC), Community Information Meetings (CIM).
Provides assistance and information to the public regarding ordinance interpretation, subdivision plats land-use issues, site plans, applications, procedures, documentation, aerial photographs, and other issues; responds to routine questions and complaints; researches problems and initiates problem resolution.
Researches land-use histories of property; Communicates with supervisor, employees, other departments, city/county officials, local postmasters, developers, engineers, architects, realtors, attorneys, sign company representatives, the public, and other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems.
ADDITIONAL FUNCTIONS
Performs miscellaneous tasks; support preparation of zoning analyses for pending rezoning cases; answers telephone calls resolve or direct inquiries as appropriate Performs other related duties as required.
MINIMUM QUALIFICATIONS
Bachelor's degree in Urban and Regional Planning or closely related field; supplemented by two (2) years previous experience and/or training that includes planning, development, or civil engineering; or five (5) or more years of equivalent combination of education, training, and working experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain a valid Georgia driver's license.
