The Position
The Water and Engineering Technology department is seeking an Operations Analyst 1 - Computerized Maintenance Management System (CMMS). This position maintains the Computerized Maintenance Management System for Clean Water Services (CWS) Water Resource Recovery Department (WRRD) and Facilities Maintenance. Ensures accurate asset information entry, maintains naming conventions, and oversees the complete lifecycle of assets within the system. Collaborates across departments to ensure the CMMS remains up to date with relevant asset information. Responsible for system workflow, development and updates to dashboard, and maintenance of asset health information to support preventive and condition-based maintenance prioritization. Provides quality assurance of processes and workflows, post system updates and modifications.
Essential Functions

- Maintains asset inventory information including tag names, descriptions, warranties, operations and maintenance manuals, and other fields.
- Maintains asset health information, including mechanical integrity, criticality, and up-to-date condition assessment data. Maintains custom data fields for assets based on different classes to support condition-based asset maintenance prioritization matrix.
- Develops, implements, and maintains asset naming conventions. Ensures all asset information is entered correctly, adheres to established naming conventions, and updates required equipment information fields.
- Maintains system data for asset replacement, renewal, and disposal, ensuring the complete lifecycle of an asset is tracked within the CMMS. Collaborates with the finance department on information related to asset acquisition, asset valuation, depreciation, maintenance, and disposal.
- Collaborates with engineering, facilities maintenance, and operations / maintenance teams on Capital Improvement Projects (CIP). Works with teams to ensure key asset information is collected during construction, replacement, or renewal and is entered into the CMMS system.
- Develops workflow processes, evaluates, and implements system improvements and expansion to functionality to meet CWS asset management objectives and enhance the efficiency and effectiveness of the system.
- Creates and updates dashboards within the CMMS to provide real-time insights into asset performance, maintenance schedules, and other key metrics.
- Maintains new employee setup and permission assignments for all users in the CMMS system. Assists with developing and providing training to staff on the use of the asset management system.
- Develops and distributes standardized reports on Key Performance Indicators (KPIs) to key decision makers on asset health, status, usage, etc. Performs data export and import tasks, analyzing information to support user needs and decision-making processes.
- Implements and maintains a system for tracking regulatory compliance related to asset maintenance and inspections.
- Maintains a positive, equitable, and inclusive workplace culture to improve the understanding and recognition of diversity and foster multidisciplinary and integrated team approaches.
- Drives a CWS or personal vehicle for work-related purposes.

The following are the minimum qualifications for this position.
2 years of experience in asset management or computerized maintenance management systems; and
College-level coursework in wastewater treatment technology, engineering, environmental science, mathematics, statistics, data analysis, asset management, or related field.
CERTIFICATION AND LICENSURE REQUIREMENTS
Candidates must possess and maintain a valid State of Oregon driver's license upon selection

Depending on hours worked and duration of the position, temporary employees may qualify for an offer of medical benefits, deferred compensation, and employee discounts. Temporary employees are eligible for sick leave at the rate of .0334 per hour worked upon beginning employment and may carry over up to 40 hours into the next calendar year.
