What are the responsibilities and job description for the Construction Project Manager position at CLEAR CONSTRUCTION INC?
The primary role of the Construction Project Manager is to manage each project’s schedule, resources, and budget, and to communicate with the client, design team, and management team to complete projects on time, within budget, and of the highest standard of quality.
This role will be responsible for our project located primarily in Santa Barbara, CA, and will occasionally work from our Santa Barbara offices. However, this is a role that will shift according to our project schedule. Work will be performed as needed on our job sites (currently located in Santa Barbara, Ventura and Los Angeles counties).
Essential Duties and Responsibilities
- Communicate with the client and design team about progress and any necessary modifications
- Develop and regularly update a project schedule that follows a logical pattern of resource usage
- Track project costs and update the budget accordingly
- Coordinate subcontractor schedules for efficiency across multiple simultaneous projects
- Review construction documentation to ensure all specifications and regulations are being followed on site
- Administer contracts and subcontracts
- Obtain all necessary permits and project-based licensing
- Supervise superintendents by reviewing reports, responding to questions, and eliminating reported deficiencies
- Manage daily operational and tactical aspects of multiple projects in a supervisory role
- Manage daily client interactions and expectations, directly or in a supervisory role
- Create accurate forecasts of revenue, profitability and project costs
- Generate internal and external project reporting through project management software
- Proactively identify, communicate, and mitigate the effects on schedule and budget of changes to project scope
- Coordinate submittal review process between subcontractors, suppliers, and design team
- Supervise superintendent, assistant superintendent, project engineer, project assistant, and estimator (if required)
- Working knowledge of all management roles and ability to perform at each level
Qualification Requirements
- 5-10 years experience in a similar or relevant role.
- Strong computer skills, including use of spreadsheet, text-editing, and project management software
- Proficient in Procore
- Strong interpersonal, negotiating, and dispute-resolution skills
- Strong oral communication, exemplified by a clear and persuasive manner of speaking
- Strong written communication, including the use of correct grammar and spelling
- Working knowledge of all aspects of construction
- Ability to work under pressure and coordinate multiple activities and groups of people effectively and efficiently
- Customer service techniques to manage difficult client situations and solicit client feedback to improve services
- Ability to encourage a positive team atmosphere and build morale to meet group commitments and goals
- Propensity for organization and effective time management
- Professionalism in all situations, including reacting well under pressure and following through on commitments
