Job Summary:
Clear Springs is looking for an experienced full-time Assistant Property Manager to assist the Senior Property Manager and Property Management team in managing the income producing properties for all Clear Springs managed properties in Fort Mill and Lancaster, SC. Primary objectives are to provide support to the Senior Property Manager in all efforts to operate properties and administer/ maintain necessary aspects of the commercial leases within the properties.
Job Duties:
- Assist with oversight of all Tenant relationships.
- Assist with oversight and coordination of Lease Administration (incl. Yardi software system)
- Assist with accounting of income producing properties and POA’s, i.e., budgets, variances, Common Area Maintenance (CAM) recs, leases, and collections.
- Assist in coordinating all property security and liability, including POA properties.
- Assist with coordination of all services and agreements related to common tenant services at all income producing properties.
- Including Landscape Contractor responsible for maintenance of income properties and POA’s under our control.
- Including Lease required agreements and documents from tenants, i.e., maintenance agreements (HVAC), COI’s, etc.
- Assistance from Office Manager with updating and tracking.
- Assist in coordination of maintenance activities with tenants as it relates to income producing properties, i.e., building, property, and landscape.
- Assist in coordination of all special event activities at income producing properties, i.e., building, property, and landscape.
- Assist in coordination of all special event activities at income producing properties, i.e., Christmas décor, festivals, music, etc.
Position Requirements:
- Ideal candidate has at least 1-3 years of experience in retail property management.
- Valid driver’s license
- Background screening prior to employment
- CPM designation is not required but would be a positive qualification
