Job Description
Summary/objective
The duties of a property manager include all things that are necessary for renting and maintaining a residential community. They oversee the day-to-day operations and meeting the needs of the residents. Their responsibilities can range from collecting rent, delegating maintenance tasks, hosting community events and handling evictions, if needed.
Work Hours:
Flexible from Tuesday through Saturday: 9:00am to 1:00pm OR Tuesday - Friday from 1:00pm to 5:00pm and Saturdays from 9:00am to 1:00pm.
Living Arrangements:
Community Managers are required to live on-site and will receive an employee discount on the market rent.
Essential functions

- Shows properties, explains terms of occupancy, and provides information about the community to prospective tenants
- Manages the administration, maintenance, and general operations of residential properties
- Collects fees, including those for rent, monthly utilities (when applicable), and deposits
- Determine whether repairs and/or maintenance are needed based on regular inspections of the grounds, facilities, and equipment
- Acts as the face of the company and is the voice/tone of the community between the residents and owner
- Implements marketing plans for vacant apartments
- Maintains property records including, rental activity; maintenance requests and unit availability
- Describes and imposes guidelines, rules, and regulations to tenants, visitors, and the community
- Performs other related duties as assigned
- Great communication with management company, tenants, visitors, and vendors

Physical demands
- Sit for long periods of time.
- Must be able to lift at least 15-25 pounds at times.
- Ability to sit at a desk and work on a computer
Travel required
- Travel may be required at times.
Work authorization/security clearance requirements
