Maintenance Coordinator
Work Location: In-Person – on Premise
The purpose of the Maintenance Coordinator position is to aid the property maintenance team to ensure the successful competition of property resident’s needs. Good customer service is key in this role!
Candidates should have at least one year’s experience in property maintenance, customer service skills with residents, co-workers, and vendors. Candidates must also have time management skills to work independently to meet deadlines to achieve property goals.
Responsibilities include but are not limited to.

Coordinate with Maintenance Supervisor to ensure all make-readies are completed in a timely fashion.

Responds to resident inquiries and concerns. Ensures timely and quality service delivery to residents. Coordinate with Maintenance for accuracy of delivery of response. Follows up with our clients to ensure customer satisfaction.

Accept resident calls related to maintenance related request.

Work with the Maintenance Supervisor to distribute work orders among the maintenance staff.

Issue keys to maintenance personnel and outside vendors as necessary to complete needed repairs.

Maintain the integrity of the key system; ensure all keys are returned promptly and only distributed as necessary.

Maintain the applicable software used by Maintenance for reporting, distribution of work orders, close out work orders and accuracy.
Resident Relations

Courteously accept resident calls related to maintenance issues.

Ensure that residents’ maintenance issues are promptly addressed.

Conduct service follow-up with residents when work is completed.
Administrative

Maintain and update the computer system with all maintenance work-orders issued and completed, complete reports, complete daily reports for accuracy, and the distribution of work orders. Software accuracy is important to the performance of the property and the maintenance team.

Regularly update the Property Manager and Maintenance Supervisor as to the status of work orders issued and completed.

Organize and file all applicable reports and paperwork.
QUALIFICATIONS
Position requires at least 6 months’ experience in property management or experience in a customer service field. Must have at least intermediate computer knowledge.

Some Weekends may be required based on property needs.
