Job Summary
We are seeking an experienced Assistant Property Manager to join our thriving property management company. The Assistant Property Manager is responsible for all aspects of providing support to the Property Manager from introducing properties to prospective tenants to periodic inspection of actively leased properties. As a successful Assistant Property Manager, your goal is to achieve and maintain high occupancy rates and maximize profitability for clients. Responsibilities
Assists the Property Manager in all daily operations as needed and provides general clerical support to the Property Manager.
Advertise vacant properties
Accepts Applicants
Show properties to prospective tenants and inform them of all available amenities
Maintain deep knowledge of the local market and housing trends
Negotiate leasing terms and close deals
Building positive relationships with prospective and current tenants
Overseeing the timely and successful completion of maintenance requests
Showing properties to prospective tenants and answering relevant questions
Preparing and executing detailed and legally compliant lease agreements
Overseeing all financial procedures including verifying renter income, processing monthly payments and executing default protocols
Creating organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolution
Provide administrative support and other duties as assigned
Follow all Equal Housing Opportunity guidelines, local laws, and company policies
Ensure apartment is ready for resident to move-in on agreed date.
Monitor renewals. Distribute and follow-up on renewal notices.
Distribute all company or community-issued notices.
Supervise community and property management employees, including maintenance crews
Qualifications
Proven working experience in property management
High school diploma / GED required, Bachelors degree preferred
1-3 years of previous experience working in property management
Deep understanding of real estate law and leasing practices
Up-to-date on the local real estate market
Excellent communication, negotiation, and sales skills
Experience with property management software preferred (Yardi)
Excellent interpersonal and conflict resolution skills
Detailed-oriented with a notable focus on ensuring and maintaining accuracy in record keeping
