Southern California based General Contractor seeking experienced Director of Pre-Construction with a minimum of (15) years construction experience and a minimum of (5) years’ experience in estimating, for new construction, site / civil, remodel, and tenant improvement projects.
The Director of Pre-Construction oversees all estimating department personnel, processes, and obligations. This includes creation and / or oversight of all budgets and estimates; implementing all procedures, policies, and methods for the department; supporting the Business Development team; developing and maintaining new and existing client relationships. This role combines a unique skillset of communication, critical thinking, and construction knowledge.
Responsibilities
- Oversee the planning and execution of pre-construction activities to ensure projects are delivered on time and within budget.
- Collaborate with project managers, architects, engineers, and stakeholders to develop project scopes, schedules, and budgets.
- Conduct feasibility studies and value engineering to optimize project costs and designs.
- Lead and guide the estimating team in preparing accurate cost estimates for construction projects.
- Review and approve project budgets, ensuring alignment with company objectives and client expectations.
- Identify potential cost-saving opportunities and suggest alternative construction methods or materials.
- Coordinate and manage the bidding process, including selecting subcontractors, suppliers, and vendors.
- Build and maintain strong relationships with subcontractors and suppliers.
- Provide feedback on design elements to improve constructability, cost-effectiveness, and safety.
- Review budget / bid documents for errors, inconsistencies, or conflicts.
- Identify potential project risks and propose mitigation strategies.
- Ensure that all legal and safety regulations are considered and addressed in the pre-construction phase.
- Lead, mentor, and develop the pre-construction team, including estimators, bid coordinators, and supporting staff.
- Facilitate communication between all project stakeholders (clients, architects, engineers, internal teams).
- Engage with clients to understand their needs, vision, and budget for the project.
- Provide regular updates to clients and stakeholders throughout the pre-construction phase, ensuring alignment and addressing any concerns.
- Ensure transparency and maintain strong client relationships to enhance satisfaction and future business opportunities.
- Evaluate and implement new technologies or methods that could improve efficiency, quality, and safety during pre-construction.
- Continuously assess and improve internal processes to ensure a streamlined and effective pre-construction phase.
