Join us as a Senior Pre-Construction Manager!

CMC Design Build is currently recruiting a Senior Pre-Construction Manager to join our Preconstruction team. In this role you will be responsible for coordinating the development of projects from inception through the start of construction. You will lead a team of architects, engineers, and project managers to determine the size, scope, and budget for a project and negotiate the Owner contract for full design and construction services.

 Some of your key responsibilities include:  

• Identifying potential opportunities and establishing client relationships.

• Gathering and reviewing data concerning client’s operating procedures, company policies, regulatory requirements, and required completion dates.
• Leading the project team to develop the conceptual plans and required scope of work,
• Preparation of subcontractor bid packages.
• Establish project budgets via plan take-offs and solicitation of subcontractor bids.
• Reviewing proposals from suppliers and subcontractors for completeness and making cost comparisons.
• Participating in the development of timetables and schedules for projects.
• Attending client meetings and making presentations as needed.
• Evaluating potential scope changes and value engineering opportunities to determine impacts to budget and schedule.
• Ensuring the maintenance of all essential documentation.
• Negotiate design and construction contracts with clients.
• Manage the hand-off of the project to the construction team.

Qualifications:

• At least 5 years of experience in a similar preconstruction role or direct experience in Cold Storage, Food Manufacturing, or Distribution facilities.
• Proficiency required in MS Office (Outlook, Word, Excel, and Powerpoint).
• Proficiency in AutoCad and Procore is preferred.
• Must be dependable, organized, detail-oriented, possess comfort while multi-tasking, and show strong follow-up skills.
• Ability to interact and work closely with team members in a busy environment under pressure.
• Excellent verbal and written communication and interrelationship skills.
• Must take initiative, be open to learning and taking on new tasks.
• Must be organized and able to simultaneously manage multiple projects and teams.
