The Project Architect/ Project Manager position at CO Adaptive spans both the Architecture and Construction operations. We are looking for an individual with a professional degree in architecture, preferably a Masters in Architecture, along with 6 years experience post-graduation, with at least 2 years as a Registered Architect in projects of similar scale and typology that align with CO Adaptive’s portfolio. This role is central to supporting the work of our current team, and carries the opportunity to take on greater responsibility as the practice grows. We are looking for an individual who believes in the mission of the organization, and is enthusiastic about streamlining our operations, nurturing our culture, and furthering the practice.

The ideal candidate has strong communication skills and can effectively manage project budgets, schedules, client expectations, and consultant deliverables. A seasoned knowledge of Revit is preferred but we can train if needed. 

This individual will need to be highly organized, detail oriented, ambitious, and energetic in taking ownership of work they are responsible for, and possess excellent understanding of various assemblies and construction typologies. They should have excellent written and verbal communication skills and are able to effectively juggle multiple tasks at the same time. They are curious, outgoing, and eager to work with a growing staff of 18 fun, creative, and caring humans. 

The Project Architect/ Project Manager role includes daily responsibilities that may straddle both Construction Management and Project Management, as CO Adaptive’s work squarely operates as both the general contractor and architect in many of the projects that we take on. They will work directly with our amazing carpentry and in-house millwork teams and help to streamline our feedback loops between the practice’s design and building operations. This role will also entail effectively delegating to and monitoring work of senior designers and designers, alongside meeting with the Architecture and Construction Directors regularly for feedback.

Project Architects / Project Managers are key members of CO Adaptive’s design team;  responsible for supporting the Directors and focusing their key tasks to successful management of projects and coordinating with project team members (internal and external). They are the prime interface with the clients. 

Specifically they will be responsible for the following tasks:

  • Project Design and Development
  • The Project Architect/ Project Manager leads the design development of projects for which they are responsible, in collaboration with firm principles and directors, and with the support of our talented designers.
  • Prepare design presentations according to CO Adaptive’s graphic standards, and communicate design concepts to clients in collaboration with firm principles and directors.
  • Lead the preparation of thorough and complete architectural contract drawings and specifications.
  • Lead coordination with consultants, including structural and MEP/FP/FA engineers.
  • Verify the adherence of the project to its sustainability-related targets (these vary by project, but may include meeting passive house standards, a specified LEED status, or reaching stated goals for circularity and material reuse, for example).
  • Through design, the Project Manager is responsible for monitoring the design schedule, hitting key deliverable dates on time, and leading the preparation of cost estimates with support from the construction team.
  • Project Schedule - monitoring and updating
  • Updating Gantt Chart once a week to match progress (coordinating update timing with Director for their weekly schedule reviews)
  • Maintaining project management tracking issue’s intermediate due dates on a daily basis
  • Budget tracking 
  • Reviewing project team hours weekly against assigned allocations for the Phase/ Month. Issuing this tracking weekly to Lead-Foreperson, Construction Director, Architecture Director and Principals in designated  project management tracking ticket to ensure knowledge is distributed and can inform staffing and financial decisions moving forward.
  • Consulting with the Construction or Architecture Director on a weekly basis regarding the status of projects and review the best solutions to implement. Notify Client as required by contract.  
  • Managing trade partner bidding (CM only) and keeping Construction Director informed.
  • Trade partner contracts and payments (CM only) and keeping Construction Director informed
  • Material Procurement (CM Only; non-carpentry vendors). Coordinate all carpentry procurement needs with Lead Foreperson. Track and approve budgets on both non-carpentry and carpentry material during construction.
  • Client updates
  • Mapping out client design objectives for each phase with due dates 
  • Planning meeting agendas every 2 weeks
  • Reporting on status once per week with updates
  • Responding to clients promptly
  • Issue tracking and monitoring/ updating progress
  • All phase related issues bulk creation at the beginning of each phase
  • Ensuring all relevant fields are updated as aspects are changed. PM is responsible for  project management tracking issue accuracy.
  • Preparing Change Orders to client (CM only) or Additional Service requests, prior to commencement of work. Work with the appropriate Director on review of time/ material/ schedule assessment prior to issuing to client 
  • Reflecting on and documenting best practice procedures in  project management software
  • Reviewing AHJ submission, objections, required items, and approvals status during design phases. Coordinating consultants and promptly actioning resolution to issues and objections to adhere to and continuously advance the project schedule in case of other delays. Ensuring all required permits are ready, active, posted, and staying ahead of renewals (CM only).
  • Preparing all project Agreements and reviewing/ coordinating insurance per protocol with brokers. Reviewing final documents with the appropriate Director for QA/QC and send them to the Principal for final review and signatures.
  • Contract Document Distribution Control - ensuring that all drawings, specifications, and installation manuals are up-to-date on job sites. Follow CO Adaptive visual guidance standards for job site organization of documentation (CM only). PM to check-in on status weekly with Lead Foreperson and at the kick-off of all trade partners with the Construction Director to ensure proper instructions are available and maintained during the course of their work. 
  • Delegation and training of Designers as applicable throughout a project's development.
  • CO Adaptive offers a competitive compensation and benefits package that includes contributions of $600/ month towards the employee selected plan from top tier carriers and an employer matching 401K plan. In the first year of employment, CO Adaptive includes 13 days of PTO; with an increase of 2 days of PTO each year thereafter, plus up to 5 days of sick pay annually.

    ~ Employees receive 18 paid holidays per year, including Earth Day and Juneteenth, plus a seven-day paid break at year-end with exact dates set annually. Team members also receive five PTO days for professional development and continuing education, plus five sick leave days. Additionally, we conduct quarterly evaluations with opportunities for salary increases at each review.

    CO Adaptive’s compensation packages reflect our commitment to offering fair wages that are benchmarked against market standards and cost of living benchmarks, as well as firmwide pay equity initiatives. The salary range for this position at the time of posting is $80,000 – $105,000 per year. Final compensation will be commensurate with experience.
