The Maintenance and Custodial Manager is responsible for leading the day-to-day maintenance and custodial operations of Coastal Heritage Society’s six sites. This position ensures a safe, secure, and exceptional museum experience by overseeing maintenance, repairs, grounds-keeping, custodial services, contracted services, and facilities management. The position will supervise and guide a team of maintenance and custodial employees to deliver high-quality support for Coastal Heritage Society’s business operations.
Responsibilities:
Operations and Facilities
· Ensure a safe, secure, functional, and inviting environment for visitors and staff.
· Oversee maintenance, repairs, groundskeeping, and custodial services.
· Implement effective facilities management practices.
· Collaborate with internal teams to support business operations and events.
· Ensure compliance with safety protocols, regulations, and industry standards.
· Maintain accurate records, reports, and documentations, ensuring compliance and regulatory adherence.
Staffing and Team Management
· Drive departmental recruitment efforts, ensuring effective talent acquisition processes.
· Foster a positive, inclusive and solution-focused work environment, promoting collaboration, innovation, and growth.
· Maintain open communication channels, encouraging transparent feedback and active listening.
· Conduct regular team meetings, including daily shift briefings and debriefings, to ensure alignment, address concerns, and recognize achievements.
· Offer training programs, focusing on technical skills development, safety protocols, and customer service excellence.
· Perform regular maintenance and custodial inspections to ensure quality standards and identify areas for improvement.
· Leverage employee strengths, expertise, and experiences to:
o Plan, schedule, and assign tasks efficiently.
o Enhance workflow processes and productivity.
o Encourage knowledge sharing, skill development, and cross-training.
o Promote employee engagement, empowerment, and accountability
Finances
· Oversee departmental budgets.
· Monitor and reduce energy consumption, utility costs, and waste management expenses.
· Purchase maintenance supplies, equipment, and services.
· Negotiate contracts with vendors and service providers.
· Ensure compliance with contracts, service level agreements, and quality standards.
· Oversee inventory of maintenance and custodial supplies, tools, and equipment.
· Oversee maintenance, repair, and replacement of equipment, vehicles, and facilities.
· Ensue adherence to financial policies, procedures, and regulatory requirements.
Perform other duties as assigned by supervisor in support of the Mission of Coastal Heritage Society.
Qualifications and Requirements:
· High school or equivalent required, Associates or Bachelor’s in Engineering, Facilities/Maintenance Management, or Business Administration preferred.
· 3-5 years of experience in maintenance, custodial, or facilities management.
· 2-3 years of supervisory or management experience
· Experience in maintenance operations, custodial services, groundskeeping, facilities management, and project management preferred.
· Technical knowledge in mechanical, electrical, plumbing, HVAC systems, and building codes and regulations.
· Leadership and team management experience.
· Problem-solving and analytical experience.
· Time management and organization experience.
· Budgeting and financial management experience.
· Knowledge of applicable Safety Data Sheets (SDSs).
· Strong work ethic and attention to detail.
· Customer-service oriented.
· Ability to work under pressure and prioritize tasks.
· Must be flexible and adaptable.
· Microsoft Office (Excel, Word).
· Must be able to work flexible hours, including weekends, after hours, and holidays.
· Must be able to work in all weather conditions.

§ Much work of this position requires the ability to physically navigate a variety of spaces and terrain, both indoors and out, often in a dynamic space with a historical landscape.
§ Much work of this position will be standing and walking for extended periods of time up to 8 hours.
§ This position will require climbing stairs, ladders, and possibly scaffolding; lifting, carrying, and moving heavy objects (up to 50-60 pounds and occasional 70 pounds); bending, stooping, and kneeling; working in cramped or confined spaces; exposure to extreme temperatures (hot, cold, humid); dust, dirt, mold, and chemicals; and noise and vibrations.
§ This position also requires manual dexterity, visual demands for reading and interpreting documents, etc., and physical stamina for working long hours including evenings and weekends and responding to emergencies and alarms.
§ Requires ability to communicate both verbally and in writing with a variety of audiences, team members, and guests.

Pay: $51,000.00 - $60,000.00 per year
