What are the responsibilities and job description for the Groundskeeper position at Coastal Ridge Real Estate?
What You’ll Do:
As a Groundskeeper, you’ll play a crucial role in maintaining the appearance and physical condition of our community, creating a safe, welcoming, and visually appealing environment for our residents. This full-time, non-exempt position reports directly to the Property Manager.
Where You’ll Work:
Collegiate Suites & Hunters Ridge of Blacksburg is a 1,016-bed off-campus student housing community located less than 1.5 miles from Virginia Tech. Both properties have access to a clubhouse with a fitness center, business center, coffee bar, game area, picnic area with grilling station, and basketball court. The apartments consist of 1, 2, & 4-bedroom floor plans with granite countertops, appliance package with dishwasher, spacious laundry rooms with storage, individually keyed bedrooms, and wood-style flooring throughout the kitchen.
What You’ll Own:
- Keep all interior and exterior areas clean, safe, and presentable at all times, including buildings, common areas, amenities, and grounds. Tasks include picking up litter, sweeping, blowing, or pressure-washing breezeways, parking lots, and other shared spaces.
- Care for plants, shrubs, and flowers by watering and ensuring their healthy appearance.
- Assist with swimming pool cleaning and maintenance to ensure compliance with safety standards.
- Support unit turnover processes, including trashing out vacant units and collaborating with vendors to maintain quality standards.
- Provide friendly and professional service to current, future, and past residents, including delivering and posting newsletters and correspondence.
- Inspect the property daily to identify and address hazardous conditions or liability concerns.
- Use property resources, equipment, and supplies efficiently and safely.
- Assist with light maintenance duties as needed.
- Perform other responsibilities as assigned by management.
What You’ll Bring:
- High school diploma or equivalent.
- Basic English communication skills to follow instructions and interact with residents and team members.
- Basic computer skills for completing work orders or other property tasks.
- Previous experience in groundskeeping, general maintenance, or housekeeping is preferred but not required.
- Physical ability to frequently walk, stoop, kneel, crouch, and lift/move loads up to 50 lbs, as well as climb and work from ladders.
- Must live within 30 miles of the property and have reliable transportation to participate in on-call duties.
