Title: Acquisition Associate

Compensation: $110,000 - $140,000 Base Salary 25-40% Bonus

Location: Dallas, TX

An Acquisition Associate role has arisen with a rapidly growing, renowned real estate firm in Dallas. The Acquisition Associate will be responsible for identifying and analyzing potential real estate investment opportunities across multiple commercial (medical facilities) and residential properties (seniors housing, multifamily, build-to-rent). The ideal candidate will have strong analytical skills, be adept at financial modeling, and have an effective understanding of market trends.

About the Acquisition Associate role:

Key Responsibilities

• Prepare comprehensive Excel and Argus financial models to underwrite and assess property acquisitions, developments, and dispositions with a focus on yield-on-cost, IRR, equity multiple, and cash-on-cash metrics
• Analyze and identify opportunistic acquisitions across both commercial and residential properties and developments
• Provide complex financial analysis for ground-up development projects, joint ventures and other equity investments, mezzanine lending, major lease transactions, portfolio asset management, and ad hoc projects
• Conduct market research to identify and evaluate potential acquisition opportunities in residential and commercial sectors
• Collaborate with the acquisitions team to develop and implement acquisition strategies aligned with company objectives
• Conduct due diligence, including financial analysis, property inspections, and market assessments to inform acquisition decisions

Qualifications:

• Bachelor’s degree in Real Estate, Finance, Economics, or a related field; MBA preferred
• 3-5 years of experience in real estate acquisitions, capital markets, investment analysis, or a related field
• Strong analytical and due diligence abilities
• Excellent communication, negotiation, and presentation skills
