Facilities Maintenance Supervisor - Senior Services

This position is in the Senior Services Department located at 1150 Powder Springs Street in Marietta. The purpose of this classification is to perform and oversee the day-to-day activities and operations involved in maintenance of Senior Services Facilities as required. Must be able to perform custodial duties as needed. Must be able to work some evenings, weekends and events as needed. Must be able to assist at other Senior Services facilities as required.  The working hours are Monday-Friday 7am-4pm. 

Supervises, directs, and evaluates assigned staff: develops and oversees employee work schedules to ensure adequate coverage and control; compiles and reviews timesheets; approves/processes employee concerns and problems and counsels or disciplines as appropriate; assists with or completes performance appraisals; directs work; and acts as a liaison between employees and management and trains staff in operations, policies and procedures.

Organizes, prioritizes and assigns work: prioritizes and schedules work activities in order to meet objectives; ensures that subordinates have the proper resources needed to complete the assigned work; monitors status of work in progress and inspects completed work; consults with assigned staff to assist with complex/problems situations and provide technical expertise; and provides progress and activity reports to management.

Ensures adherence to established safety procedures: monitors work environment and use of safety equipment to ensure safety of employees and other individuals; places safety cones, markers, or signs to alert employees/citizens of work areas, wet floors, or other potential hazards; locks/secures chemical storage areas; initiates any actions necessary to correct deviations or violations.

Supervises and conducts maintenance inspections of buildings, equipment, and facilities to identify potential problems, unsafe conditions, needed repairs, or other situations requiring attention: issues work orders for maintenance/repair work; and reports damage/vandalism, potentially hazardous/dangerous situations, or other problems to appropriate personnel.

Supervises building maintenance, repair, and modification projects: writes and receives work orders; prioritizes and schedules work; determines and coordinates necessary equipment, materials, and manpower to complete projects and work orders; plans most efficient use of resources; assigns projects and work orders to appropriate staff; redirects or reassigns workers in response to emergencies or changes in priorities; monitors progress in meeting project deadlines; and responds to problems or emergency situations.

Monitors, participates in, and inspects work activities to ensure operational efficiency: coordinates general maintenance and repair work on buildings, equipment, and related facilities; and monitors and assists staff and/or contractors in performing skilled, semi-skilled, and manual work involving building maintenance, building construction, carpentry, electrical, mechanical, plumbing, heating and air conditioning, or other projects.

Ensures adherence to established safety procedures: monitors work environment and use of safety equipment to ensure safety of employees and other individual; and initiates any actions necessary to correct deviations or violations.

Supervises and assists with the performance of general custodial duties at assigned facility, such as cleaning restrooms, kitchens, meeting rooms, and other areas, vacuuming carpets, scrubbing and waxing floors, dusting, washing windows, emptying trash, setting up and tearing down staging, chairs, tables, etc. for meetings, classes, and events. Maintains inventory of equipment, parts and supplies: ensures adequate inventory to complete work assignments; orders equipment, parts, and supplies; and maintains related documentation.

Confers with upper management to keep them informed of key issues and progress toward goals and objectives, and to garner or ensure continued support and approval for strategic initiatives.

Performs other related duties as assigned.

Minimum Qualifications

High School Diploma or GED required, supplemented by some vocational or technical training in one or more building trades; supplemented by three years of experience in building construction, maintenance and repair.

Preferred Qualifications
At least two years of experience with managing facilities, completing minor building repairs, and performing custodial duties as needed.Must possess and maintain a valid Driver's License

Tasks require the ability to exert heavy physical effort in heavy work, with greater emphasis on climbing and balancing, but typically also involving some combination of stooping, kneeling, crouching, and crawling, and the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (20-50 pounds); may occasionally involve heavier objects and materials (up to 100 pounds).

Some tasks require the ability to communicate orally.
