What are the responsibilities and job description for the Superintendent position at CoBuild Construction Services?
CoBuild Construction Services’ Superintendent is responsible for managing on site construction activities for a variety of tenant improvement in order to complete the work on time and on budget consistent with the Policy and Procedures of CoBuild Construction Services, Inc.
General
- Review plans and specifications to obtain clear and thorough understanding of scope of intended project
- Review building work rules, city building and zoning restrictions to know restrictions and limitations of work site
- Confirm project subcontractor and coordinate project start.
- Develop detailed project schedule sufficient for management of and execution of the work
- Conduct weekly jobsite toolbox safety meetings
- Coordinate and schedule workers
- Monitor subcontractor scheduled performance
- From time to time utilize tools and skill set to complete certain trade work.
- Conduct preconstruction conferences to make sure long lead materials will be delivered in a timely manner.
- Review and approve shop drawings for conformance to plans and specifications and building standards.
- Make sure work progresses consistent with CoBuild Construction’s policy and procedure
- Provide tenants, property managers and building visitors with clean and safe work area
- Monitor subcontractor cleanup and provide additional cleanup as necessary to maintain clean work site
- Communicate project status reports to project manager, property manager and tenant
- Advise project manager of any cost changes
- Pre-qualify contractors & subcontractors, solicit bids, conduct pre-bid conferences
- Supervise project subcontractors to assure quality work is completed on time and on budget
- Conduct punchlist inspections and manage contractors and vendors for timely completion
- Assure timely completion of punchlist items and project closeout
General Management/Administrative
- Manage field activities to prevent cost overruns or schedule delays
- Manage team members to fully employ resources
- Ensure subcontractor compliance with contract terms and conditions, insurance requirements, quality of materials and workmanship and schedule
- Establish and maintain essential subcontractor and vendor resources
- Develop and maintain accurate unit cost estimates
- Scheduling with Microsoft Project
- Utilized ProCore Project Management system for scheduling, request for information, clarifications, change order requests & submittals
Leadership & Management Capabilities
- Understand and advance CoBuild Construction’s corporate goals and objectives
- Manage onsite work to provide exceptional customer service
- Manage and motivate project subcontractors and vendors to improve their performance
- Solicit and develop good working relationship with a variety of qualified subcontractors and vendors
- Quality and accurate work product delivered consistently on-time
- Works independently with little supervision of work product required by supervisor
- Uses sound judgment in decision making responsibilities

Education / Experience:
Superior skills in customer service, communication, supervision, scheduling, job cost control, subcontractor relations, and extensive knowledge of commercial general contracting.
Language Ability:
Professional level oral and written communication skills and able to effectively communicate with high level positions in the accounting and finance fields as well as a general contracting industry.
Reasoning Ability:
Ability to define problem, collect data, establish facts and draw valid conclusions. Ability to interpret and extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
Computer Skills:
Internet software, E-mail (Outlook), moderate to advanced MS Word and Excel spreadsheet capability. Scheduling with MS Project.
BlueBeam & Web based programs and applications (i.e Procore)
Responsibilities:
This position requires strong leadership and supervisory skills. you must have the ability to manage effectively through many difficult issues. You will need to accomplish the goals for CoBuild despite these obstacles. The ability to manage high levels of stress is a requirement for this position.
