What are the responsibilities and job description for the RV Resort Manager position at Coconuts RV Resort?
Our RV Resort Manager is responsible for the operations and continued profitability of an Island Resort and serves as the day-to-day point of contact for guests & residents. They are responsible for administrative activities, marketing, leasing & sales of sites, property maintenance, financial management, and most importantly resident & guest relations.
This position may require flexible scheduling availability.
Requirements:Job Requirements:
- Ensure that departments achieve or exceed guest's service expectations
- Meet or exceed budgeted profit and margin for the resort
- Accurately forecast revenue/cost problems and manages the timing of discretionary expenditures to utilize cash flow
- Analyze financial and operational information on an ongoing basis to adjust business plans, labor requirements, and operating costs
- Ensure resort staff is trained in financial control procedures for cash, vouchers, inventories, and receivables and that these procedures are regularly followed
- Ensures compliance with federal state & local agencies that regulate fair housing laws & resort operations
- Manages the rent collection process, including collecting, posting & depositing income from leasing of rental sites.
- Ensures bad debt is submitted to collections
- Identifies major revenue and expense opportunities and possible problems
- Assist team leaders in meeting and exceeding AOS goals
- Develop and implement marketing and sales plans based on demand segments
- Actively sell through sales calls, property tours, etc.
- Periodically inspect vacation rentals, resort facilities, building exteriors, parking lots, resort grounds, etc.
- Manage human resources functions including recruiting, hiring, onboarding, performance evaluations, training, and disciplinary actions
Job Qualifications:
- Knowledge of the principal competition for each market segment
- Highly motivated team player with strong initiative and desire for achievement
- 2 years property management/resort experience, including 3 years of supervisory experience
- 1 year previous sales and leasing experience
- Flexibility to respond to resort needs during non-business hours
- Must be effective in handling problems in the workplace including anticipating, preventing, identifying, and solving problems as necessary
- Ability to work well in stressful situations
- Readily available and approachable for all guests while providing excellent guest service
