Project Manager
The project manager is public face of Collier Custom Homes. Expectations of a project manager are rooted in the core company values of Ethics, Quality, Ambition, Relationships, and Accountability. A project manager is responsible for managing their project, subcontractors, and clients. You are expected to visit every project a minimum of once a day and meet with clients a minimum of once a week. Job sites are expected to be kept clean and safe. The project manager is responsible for communicating with subcontractors, manage schedules and budgets, and being aware of all events and tasks that occur on a project. You are expected to produce a product that is vastly superior to the industry standard. Project managers report directly to Collier on all events and happenings of a project.
Primary Responsibilities
o JOB SITE
§ Maintain a safe and clean job site
§ Manage all subcontractors, materials, and customers on site
§ Ensure all materials are kept secured
§ Respect job site and insist that others do the same
§ Address defects in workmanship with subcontractors
o SUBCONTRACTORS
§ Manage subcontractor schedules
§ Keep subcontractors informed of any changes in plans
§ Have job site ready for subcontractors
· Answer subcontractors’ questions timely fashion
· Have materials required / requested by subcontractor on site
§ Manage subcontractors’ bids
§ Manage subcontractors’ draws
§ Manage subcontractors job site cleanliness
§ Manage and communicate back charges with subcontractors
o MATERIALS
§ Manage all materials delivered and used for the project
§ Manage subcontractor material usage
§ Keep materials orderly and secured
§ Return materials not being used in a timely manner
· Ensure that credits for returned materials are given by suppliers
§ Identify defective materials and communicate defects with supplier
Mange returning of materials and ensure that credits are issued
o BUDGET
§ Responsible for managing budget
§ Manage subcontractors draws
· Ensure that subcontractor does not overdraw on project
· Communicate with subcontractors when draws are not approved and explain reasoning
§ Negotiate with subcontractors in relation to budgets, bids, and change orders
· Have subcontractors submit change-orders for client approval prior to work being performed
§ Manage material budgets
· Identify and communicate budget problems during project
§ Communicate with clients when decisions are being made that will result in a change order
· Make sure office is aware of change order and that change orders are approved prior to work being performed
Job Type: Full-time
Pay: $64,550.00 - $79,619.00 per year
