Job Overview:
Responsible for upkeep, repairs and project work of residential buildings and assigned properties/facilities.
Job Description:
In this role they are responsible for the following:
- Work in a safe, efficient manner.
- Must have knowledge of paints, their applications and proper disposal procedures.
- Operates, cleans, and maintains all painting equipment including brushes, rollers and airless sprayers.
- Prepares, primes, sands, seals, patches, spackle, skim coat and paints, surfaces, buildings, furniture and fixtures utilizing all types of painting materials and methods.
- Install and make repairs with ceramic & porcelain wall and floor tiles by Thin-set and or Mud methods.
- Frame, Metal/Wood studs and sheetrock.
- Conduct repairs to interior as well exterior of buildings.
- Safely stores and labels all materials.
- Erects scaffolding, rigging and ladders as necessary in a manner consistent with safety codes.
- To keep all work areas clean, safe and in a professional manner.
- Provide safe, user-friendly work areas.
- Assists in emergencies as part of the Maintenance Department team.
- Communicates, interacts, and works effectively and cooperatively with all staff and outside vendors.
- Performs other duties as assigned.
Qualifications:
- Valid Motor Vehicle License
- Three (3) years of experience in painting and carpentry in a residential and in a commercial, industrial, or facilities operations setting, both interior and exterior.
- Basic computing skills including but not limited to MS-Office and writing emails.
- Must be highly organized with great attention to detail and a high standard for accuracy.
- Excellent English communication skills both written and verbal.
- Strong analytical, organizational, and problem-solving skills.
- Strong project management skillset – ability to lead the planning and execution of projects.
- Ability to work independently, self-starter, energetic.
- Able to work with a sense of urgency and work effectively under pressure.
- Able to work overtime as needed, including evenings, weekends, and holidays.
- Perform other duties as assigned.
Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
- Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment ( tools, ladders) and safely install rigging/lifting devices.
- Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.
- Involves prolong periods of walking, movement between departments, floors, and properties to facilitate work.
- Must be able to wear personal protective equipment (PPE) for prolonged periods of time.
- Must be able to climb a ladder and work at heights for extended periods of time.
- Ability to speak clearly so others can understand you.
- Ability to read and understand information presented orally and in writing.
