What are the responsibilities and job description for the Apartment Maintenance Technician position at Colonial American Development Corporation?
Job Summary:
The Maintenance Technician will oversee the maintenance and repairs of the property's electrical, basic HVAC, carpentry, painting, and other building systems. This is a full-time position Monday through Friday.
Duties/ Responsibilities:
- Ensures maintenance and repair work is completed correctly and in a timely manner.
- Ensure the completion of all market-ready apartments, emergency and non-emergency service requests, various maintenance activities, and community inspections
- Assist Property Manager with updating make-ready board and ensuring that unit turns are competed in a timely manner.
- Work along with the grounds contractors in maintaining grounds and common areas
- Keeping the grounds free of trash and debris when time permits
- Responsible for stocking, ordering and organizing an inventory of parts, supplies and materials
- Respond to maintenance work orders, follow up with residents and office staff, direct and oversee the work of independent contractors and vendors, and work in an on-call rotation
- Opening/closing and daily maintenance of the pool during summer months
- Managing and treating for snow and ice in public areas during the winter
Required Skills/Abilities:
- Knowledge of building systems such as plumbing, electrical, and HVAC.
- Excellent analytical and problem-solving skills.
- Ability to identify issues and determine repairs that are needed.
- Ability to plan maintenance schedules for building systems.
- Excellent management and supervisory skills.
Education and Experience:
- High school diploma or equivalent required.
- Adequate experience in apartment maintenance
Physical Requirements:
- Prolonged periods of standing and walking.
- Must be physically able to climb ladders, bend, or crawl into awkward spaces.
- Must be able to lift up to 50 pounds at a time.
Job Classification:
- This position is full-time nonexempt (eligible for *overtime).
