Building Maintenance Technician: Ensures that city buildings and grounds are safe, accessible, and properly maintained; and performs a variety of general maintenance and repair (indoor and/or outdoor) on all municipal buildings, facilities and grounds.
- Develops, administers, and monitors contracts for the maintenance of HVAC systems, electrical equipment, plumbing fixtures, and building hardware.
- Oversees contracted property maintenance and housekeeping services.
- Inspects buildings and facilities for overall condition.
- Performs a variety of general maintenance and repair on all municipal buildings, facilities and grounds as needed.
- Schedules and performs preventative maintenance.
- Responds to all facility alarms and mechanical/electrical system failures.
- Maintains and monitors warranties and equipment.
- Maintains records related to labor, materials and work orders.
- Orders and inventories supplies for mechanical, heating, air conditioning, plumbing, electrical systems, and building and grounds maintenance.
- Other duties as required.
- High School diploma and 7-10 years directly related experience, or Two years of college or Associate's Degree and 2 to less than 5 years directly related experience, or Bachelor's Degree and less than 2 years directly related experience.
- Must possess the ability to obtain and maintain required certification/license as deemed necessary within specified period of time.
- Working knowledge in HVAC installation, maintenance, and repair of equipment; electrical and mechanical systems; plumbing installation and repair; carpentry and painting.
- Knowledge of building trades and considerable skill in the use of hand and power tools and equipment used in electrical, carpentry, plumbing, and HVAC.
- Ability to troubleshoot, diagnose, and repair a wide variety of maintenance equipment.
- Ability to operate a personal computer and/or computerized maintenance systems.
- Possess good analytic and problem solving skills; ability to read and interpret blueprints/schematics; follow both written and verbal instructions.
- Must be highly professional and able to communicate well with vendors, contractors and employees; ability to accept direction and assignments from internal staff.
- Individual must have excellent organizational skills with the ability to multi-task, with frequent interruptions while remaining organized and accurate.
- Must have strong customer service skills and ability to work both independently and in a team environment.
- Strong work ethic to include a positive attitude, attendance and accountability.
- Ability to respond to calls and emergencies that may require working during the evening, weekend, and/or holiday hours.
- Must be able to work in all weather conditions, including inclement weather.
- Valid Virginia driver's license.
- Successfully complete a pre-employment medical screening and criminal background check.
The work requires physical exertion such as walking over rough or difficult terrain; recurring standing, stooping, climbing or walking; recurring lifting of moderately heavy items weighing between 25 and 75 pounds and may require the occasional lifting of objects weighing in excess of 74 pounds. The work may require specific physical characteristic and abilities such as heightened strength, mobility, and dexterity.
The work environment involves high risks with exposure to potentially dangerous situations or unusual environmental stress that require a range of safety and other precautions.
