Job Summary:
Colonial Property Management’s Custodians are responsible for cleaning, grounds, curb appeal, and daily upkeep of their assigned portfolio. Duties include maintaining a clean and attractive environment that is appealing to prospective renters and current tenants. This position will work collaboratively as part of a team; while working independently with supervision as needed. Flexibility within this job description is required.
Qualifications:
High School Degree or equivalent required.
: 1-2 years custodial experience a plus.
Fair Housing Certification, willingness to obtain.
Skills:
- Ability to speak, read and write English.
- Familiarity with the operation of cleaning related tools and equipment.
- Familiarity of cleaning products and chemicals
- Familiarity with general maintenance tools and equipment.
- Customer service and computer skills
- Complete all tasks with a sense of urgency and expediency and provide prompt status feedback.
Duties & Responsibilities:
Cleaning Work
- Physically clean and inspect common areas, vacant apartments, and grounds and dumpster areas to ensure excellent curb appeal is present.
- Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions daily.
- Adhere to a daily cleaning schedule as set by the Property Manager.
- Assist with snow removal and salting throughout the winter season.
- Complete special projects as it relates to cleaning and building upkeep.
- Large item pick up and coordination
- Spray and weed beds throughout portfolio to ensure excellent curb appeal
- Report all unsafe conditions are corrected and reported to the proper person if unable to correct immediately.
- Assist with keeping the shop and maintenance areas clean and organized; this includes regular garbage removal and cleaning leasing office frequently.
- Complete minor maintenance and preventative maintenance tasks as assigned by Property Manager or Lead Maintenance tech.
- Safely store all cleaning products and chemicals to OSHA standards. Maintain the contents of SDS binder as needed.
- Snow Removal - available outside of business hours as weather requires.
Procedural and Resident Relations
- Ensure resident satisfaction through effective communication and quality rapport.
- Perform all turnover cleaning within 24 hours according to companies standard operating procedures.
- Assist with the move-out process ensuring apartment turns are completed in a timely manner.
- Complete work order process as outlined in company Standard Operating Procedures.
- Notify your direct report as it relates to customer interactions including complaints
- Be familiar with & conform to all written standard operating procedures.
- Follow and ensure compliance of all Fair Housing Laws.
General
- Operates computer programs (Propertyware, Everlance, Margin Point) to satisfy the needs of the job.
- Comply with all federal, state, local and company policies, procedures, and regulations.
- Participate in training to comply with new or existing laws and/or company SOP changes.
- Neat, clean, and professional appearance at all times.
- Take pride in your work.
- Positive attitude and productive contributions to team culture.
- Perform other duties which may be required to ensure economic success of Colonial Property Management.
Physical Requirements and Working Environment
- Ability to lift up to 100 lbs maximum with frequent lifting/and or carrying objects weighing up to 50 lbs.
- Successfully pass a drug test.
- Ability to walk and traverse stairs on a regular basis.
- Inside and outside work in all types of weather (heat, rain, cold, snow etc.) Must wear slip resistant footwear appropriate for the season.
- Ability to work long hours when required.
- Valid Driver’s License and operable vehicle with insurance.
- Available outside of business hours for snow removal.
- Attendance is an imperative job function, with prompt daily arrival.
Job Type: Full-time
Pay: From $20.00 per hour
Expected hours: No less than 40 per week
