FLSA STATUS: Exempt
HOURS: *8:00am - 4:00pm
POSITION GOAL
The Chief Custodian will: provide leadership, management, and supervision of custodial staff to ensure a clean and sanitary building; complete minor, preventative maintenance of the school building and grounds; collaborate with school building leadership to maintain a safe, clean, and healthy environment for students, staff, and visitors. The Chief Custodian will also be responsible for performing the same basic tasks as the staff that they supervise.
MINIMUM REQUIREMENTS:
The requirements listed below are representative of the knowledge, skills, and/or abilities required.
High School Diploma or Equivalent preferred.
Maintain a neat, clean, professional appearance.
Be honest, dependable, courteous, and of good moral character.
Ability to read, write, and understand written and/or verbal instructions, including basic operating instructions/manuals.
Ability to seek assistance and/or inquire additional information before acting on unfamiliar tasks.
Ability to work well with people at all organizational levels and to communicate clearly and effectively.
Six (6) years of successful experience as a custodian, fireman, and/or chief custodian or the equivalent in custodial and/or maintenance supervisor experience from other institutions or firms preferred.
Must possess Chief Custodian training certificate (120 hours) or must successfully obtain this certificate within 60 days of hire except for Fire School training which should be completed on the next available training date*
Must hold (at minimum) a current Class “D” driver’s license.
Basic computer skills (i.e., Microsoft Office, E-mail, Google Drive, Timesheets, Ticketing Systems, etc.) highly preferred
Acceptable Criminal Background Check and Child Protection Registry report
Physical ability to perform essential functions of this position. Must be able to lift, push and/or move up to 50 pounds.
Must be able to work in extreme temperatures and/or weather conditions. This job requires repetitive stooping, bending, and twisting.
Must be able to work outside of regular hours when required to see that various activities/assignments are properly handled.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Performs limited preventive maintenance and mechanical work as required.
Performs annual evaluations of all custodians in the building(s).
Assists in the hiring and discipline of custodians under his/her supervision.
Maintains a written house cleaning and maintenance schedule.
Makes inspections to ensure that house cleaning and maintenance schedules are performed on the day and night shifts.
Train all new custodians under his/her supervision on tasks specific to the building(s).
Checks all fire and safety equipment in the school and submits reports to proper school officials.
Updates continuously his/her working knowledge of systems and equipment in the building(s).
Maintains records for preventative maintenance of motors, equipment, vehicle, and gasoline powered equipment.
Operates equipment as required, including snow removal and ground equipment.
Responsible for first response to emergency requests at any time for your building(s), such as alarm notifications, snow removal, flooding conditions (burst pipe), etc. and performs necessary duties.
Supervises building staff during emergencies such as snow removal, etc.
Has ultimate responsibility for school building(s) on weekends and holidays with respect to the proper operation of mechanical equipment and security of the building.
Must have good working knowledge of mechanical systems (such as building automation, chilled water plants, hot water plants, etc.)
Must know where all shut off valves are located within the building(s).
Must check building(s) on weekends and holidays throughout the heating season.
Keeps an inventory of supplies, equipment, and fuel.
Regulates heat, ventilation, and air conditioning systems to provide temperatures appropriate to the season and to ensure economical usage of fuel, water, and electricity.
Must be able to read blueprints.
Must communicate all building issues to the principal (or designee) of the school daily and/or as needed.
Perform all other job duties as assigned.
Some Colonial Buildings also require the following Essential Duties and Responsibilities:
Must have good working knowledge of pool systems and pool chemical testing/treatment to supervise the operation of the indoor pool facility.
Must adhere to strict special needs building(s) schedules including trash/diaper receptacle disposal, empty classroom cleanings, daily classroom check-ins, and room disinfecting.
Must be aware and sensitive to managing and maintaining an environment servicing students with special needs.
Must have the ability to interact appropriately with students with special needs and specialty personnel beyond the typical school staff.
ESSENTIAL PERSONNEL
This position in Colonial School District is considered an Essential Personnel position. Essential Personnel are required to be at work for emergencies during and outside of the scheduled workday, including weekends and holidays for duties including but not limited to:
Snow removal
Flooding in the building(s)
Response to alarms
Water damage after a storm
If, for some reason, the district closes or opens on an altered schedule, regardless of the message communicated by the District, you are expected to report to work on time or at the time stated by your supervisor.
