JOB SUMMARY
This position performs journey-level technical work in the installation, operation, and maintenance of heating, ventilating, and air conditioning systems (HVAC) and/or the maintenance of building automated energy management systems (EMS) in campus-wide buildings and facilities; performs a variety of semi-skilled and skilled work in the maintenance and repair of air-conditioning systems and associated air handling, chilled water distribution, and control mechanisms; and performs related work as required. This class works within a general outline of work to be performed and develops work methods and sequences under general supervision.
ESSENTIAL JOB FUNCTIONS:
- Installs, cleans, and maintains HVAC and Refrigeration systems.
- Installs electrical components and wiring.
- Inspects and tests HVAC and Refrigeration systems and components.
- Discusses heating or cooling system malfunctions with users to isolate problems or to verify that repairs corrected malfunctions.
- Repairs or replaces worn or defective parts.
- Recommends maintenance to improve system performance.
- Studies blueprints, designs specifications, or manufacturers' recommendations to ascertain the configuration of heating or cooling equipment components and to ensure the proper installation of components.
- Monitors direct digital control systems, running diagnostics, responding to system alarms, investigating, and repairing technology problems.
- Uses EMS data to determine proper functioning of equipment.
- Participates in remodeling of campus buildings and facilities including submitting cost estimates to supervisor.
- Inspects campus buildings and facilities to identify maintenance needs and safety issues.
- Participates in performing a variety of semi-skilled and skilled work in the maintenance and repair of college buildings, facilities, and fixtures including electrical, plumbing, carpentry, mechanical, and painting.
- Cleans and maintains tools and equipment.
- Loads and unloads equipment and supplies.
- Monitors and maintains accurate records on preventive maintenance/repair work completed.
- Responds as needed to emergency situations requiring maintenance and repair work.
- Performs other related duties as assigned.
MINIMUM REQUIREMENTS TO PERFORM WORK:
- High school diploma or GED.
- Four (4) years of experience in performing journey-level technical (HVAC) work.
- Certification in HVAC systems preferred.
KNOWLEDGE, SKILLS AND ABILITIES:
- Knowledge of operating building automation systems.
- Knowledge of troubleshooting direct digital control.
- Knowledge of the practices, methods, materials and equipment used in the maintenance and repair of air conditioning and refrigeration equipment.
- Ability to analyze building heating and air conditioning equipment and recommend modifications to achieve better operation and energy savings.
- Knowledge of basic arithmetic and units of measure
- Knowledge of safety practices relevant to the tasks performed and equipment employed.
- Ability to interpret and work from sketches.
- Ability to follow oral and written instructions.
- Ability to perform heavy manual labor.
- Ability to communicate effectively.
- Knowledge of safety practices relevant to the area of employment.
- Ability to organize, plan and prioritize work.
PHYSICAL DEMANDS:
Work requires the ability to lift 50 to 75 pounds independently and be able to perform strenuous physical labor, and the ability to exert 50 to 75 pounds of force frequently. May be required to use a ladder or scaffolding. Also requires frequent bending, squatting, standing, reaching, climbing, kneeling, stooping, crawling, and occasional sitting. May be required to occasionally work in small, hard to reach spaces. Work is performed both inside a facility and outdoors in all weather conditions. Some hazardous situations may exist based on work to be performed.
WORKING CONDITIONS:
Work environment may risk exposure to bright/dim light, dusts and pollen, extreme heat and/or cold, wet or humid conditions, extreme noise levels, vibration, fumes and/or noxious odors, moving machinery, electrical shock, heights, disease/pathogens, toxic/caustic chemicals.
