Job Summary
The RiverPark Maintenance Manager performs supervisory responsibilities for managing all aspects of plant operations, maintenance, and repair of the Riverpark Campus facilities and all related systems (exterior and interior) therein. This individual is responsible for planning, assigning, participating in, and supervising the work of all RiverPark maintenance employees whose primary responsibilities are the preventive maintenance and repair of the university's building systems, equipment, facilities, and grounds. Work could also include assisting in the preparation of cost estimates for repair and installation projects (in-house or outsourced). Assignments are received in brief form and the employee exercises considerable discretion in determining work methods and techniques.
Responsibilities
Significant Duties & Responsibilities include: First line of communication with Foundation Properties, Inc. (FPI) Tenants on the Riverpark campus. Assesses issues and reports findings back to FPI management.; All coordination and communication of maintenance related items with the RiverCenter staff.; Provides HVAC dashboard training opportunities for RiverCenter staff as their access pertains to their after-hours events.; Coordinates and manages all maintenance and repairs of Dining Services areas on the RiverPark campus.; Responsible for the organization of all maintenance storage and equipment areas.; Coordinates periodic safety inspections of maintenance carts, equipment, storage spaces and all campus Mechanical Rooms with the Director of Environmental Safety or their designee.; Maintains all Life Safety inspections and keeps all reports up to date.; Checks periodically on all equipment and systems utilizing and maintaining our Metasys HVAC controls maintenance system.; Establishes, trains, and enforces safety regulations, work performance standards, rules and working conditions.; Prepares work reports; maintains stock of replacement and repair parts, material and supplies; prepares requisitions for supplies, parts, and equipment.; Makes recommendations for a more efficient or cost-effective way of performing repairs and general maintenance.; Plans, assigns, schedules, and supervises the work of skilled and unskilled workers in maintaining and repairing building items and related systems and equipment; conducts regular inspections of work in progress and on completion. These employees' regular duties include but are not limited to: - Repairs and maintains doors, floors, windows, partitions, ceilings, exteriors of buildings, and various other building finishes. - Installs locks, doorknobs, and other building hardware. - Performs general preventative maintenance, troubleshooting, and repairs of building HVAC systems and equipment. - Performs work to underground piping systems including but not limited to domestic water, sewer storm drains, and other similar systems. - Performs work to building piping including but not limited to industrial and domestic water, sewer and other drain lines, air gas and vacuum lines, and other piping systems.-Installing conduits, wires, pull boxes, switchboards, and switches required in making additions, extensions, or alterations in electrical systems and low-voltage systems. - Services, repairs, and maintains lighting and electrical systems, some low voltage. - Repairs and replaces defective parts in motors, generators, pumps, storage batteries, switchboards, controllers, contactors, switches, and other electrical fixtures and appliances.; Other duties may be assigned.
Required Qualifications
Required Qualifications include: High school diploma or GED supplemented by a minimum of 7 or more years of skilled work experience in maintenance or any equivalent combination of training and experience.; A valid Driver's License is required.
Proposed Salary
The proposed annualized salary range for this position is $51,503 - $56,441 and includes full benefits.
