We are seeking a full-time on-site Assistant Property Manager for our client WellPower’s portfolio of properties which include Section 41 Low-Income Housing Tax Credits, Section 8 Project-Based Vouchers, Section 8 Tenant-Based Vouchers and HUD Property Rental Assistance Contracts (PRAC). The Assistant Property Manager will report to the Property Manager and support them in overseeing the daily operations of the property, ensuring resident satisfaction, managing leases, coordinating maintenance and repairs, and compliance with all regulatory agency and investor requirements. The Assistant Property Manager will also perform all management duties in the absence of the Property Manager.

The Assistant Property Manager will report to the Property Manager and support them in overseeing the daily operations of the property, ensuring resident satisfaction, managing leases, coordinating maintenance and repairs, and compliance with all regulatory agency and investor requirements. The Assistant Property Manager will also perform all management duties in the absence of the Property Manager.
Key Responsibilities
- Assist in the daily operations of the property, including leasing, maintenance, and resident relations.
- Support the development and implementation of property management procedures to enhance operational efficiency.
- Ensure compliance with local, state, and federal regulations related to affordable housing.
- Contribute to the collaborative working relationship with WellPower clinical teams and on-site managers to ensure the housing needs of the tenants are being met while maintaining compliance with Affirmative Fair Housing regulations.
- Foster positive relationships with residents, addressing concerns and facilitating community engagement.
- Ensure residential properties are maintained physically to meet the standards set forth by HUD’s Real Estate Assessment Center (REAC) Inspection protocol, and all federal and state housing quality standards.
- Prepare new leases and secure tenant signatures. Prepare re-certifications, lease renewals, interim certifications, and other required documentation.
- Contribute meaningfully to a cross-functional team including leasing and maintenance professionals to achieve occupancy goals and maintain high resident satisfaction.
- Maintain occupancy based on the organization’s standard for each property. This includes anticipating vacancies, adhering to waiting list procedures and selection policies in compliance with Federal, State, HUD, Section 42 and MHCD requirements.
- Collaborate closely with the compliance team to ensure applications, recertifications, and annual reports adhere to all regulatory requirements and are completed accurately and timely.
- Ensure rent and subsidies (including Section 8 and HUD assistance payments) are collected each month for all persons residing in the properties. Ensure all security deposits, late fees, etc., are collected.
- Assist in preparing submitting reports for owners and senior management regarding property performance and resident feedback.
- Exercise professionalism, good judgment, consistency, and self-control in day-to-day contact with management, residents, clinical teams, compliance, etc.
- Minimum of 2 years of multifamily property management experience, with familiarity in Fair Housing laws and regulations.
- Minimum of HUD and LIHTC (Low-Income Housing Tax Credit) experience is required, including familiarity with affordable housing compliance processes and regulations.
- Proven ability to work effectively in a team environment and support team goals and priorities.
- Knowledge of property management and financial reporting software such as RealPage OneSite or similar tools.
- Familiarity with the leasing process, effective marketing strategies, and follow-up systems; experience with leasing CRM systems like Anyone Home is a plus.
- Excellent communication and interpersonal skills.
- Ability to manage multiple tasks and prioritize effectively.
- Certification in property management (e.g., SCHM, CPO, CAM, CPM) is a plus.
