Currently seeking a Superintendent with Commercial Construction Management knowledge and experience - multifamily experience a plus. Provide overall field administration / supervision and technical management for all construction operations, including direct supervision of project superintendents, asst. superintendents, field engineers and tradesman directing them in the planning, coordination and execution of work on time, within budget, attaining or exceeding profit goals, maintaining a safe workplace, promoting and enhancing client relationships and the company image.
Responsibilities include but are not limited to :
- Mobilizing the project – equipment choices, site layout and site set-up.
- Planning and implementing construction means / methods, schedules, productivity, innovations, site logistics.
- Development, management and implementation of the quality control, safety and environmental programs.
- Responsible for creating and managing quality control punch lists throughout the project and final punch lists. Goal is to have zero owner punch work.
- Responsible for accurate daily logs, weather delays and photos.
- Effective communication.
- Monitor cost control and job costing, quantity reporting, forecasting, and productivity.
- Reviewing and implementation of approved field changes.
- Organizing and coordinating all subcontractor activities including conducting and chairing weekly Sub meetings, coordination meetings, assisting project manager with selective pricing, monitoring subcontractor monthly progress invoices.
- Identify conflicts and create RFI’s.
- On-site coordination of manpower, material and equipment.
- Understanding contractual responsibilities, contract documents, and resolving disputes.
- Developing, monitoring, and executing of the project construction plan and schedule.
- Supervising, mentoring, coaching and training of field personnel.
- Developing and maintaining positive client relations, (owner, clients, consultants, public).
- Project closeout; responsible for final inspections, deficiencies, warranty work and site demobilization.
- Works with building authorities and regulatory agencies through different aspects of the project.
- Supervise all subcontractors as required by contract. Constantly review field production, analyze and improve where necessary.
- Provide technical assistance, i.e., interpretation of drawings, recommending construction methods and equipment, etc. as required.
- Perform daily and weekly review of jobsite activities and establish action plans for all short-term and long-term needs.
- Ensure that all on-site personnel comply with project procedures, safety program requirements, work rules, etc. Document all violations, notify project management, recommend / implement corrective action as required.
- Assume responsibility for productivity of subcontractors, efficient use of materials and equipment, and contractual performance of the project.
- Ensure project schedule updates are current and accurate.
- Manage everyone onsite effectively and with authority.
- Maintain and manage a safe work environment.
- Perform constructability reviews as required.
- Assist with Warranty and follow up on completed projects.
- Learn and continue learning Procore and other computer software
- Responsible for scheduling, look ahead schedules and bi-weekly CPM reviews.
- Coordinate local utilities – power, gas, communications, etc.
