Job Title: Building Superintendent
Reports To: Property Management / Owners Employment Type: Full-Time (Live-In)
Location: Bridgeport CT
Job Summary:
The Building Superintendent will oversee the day-to-day maintenance, cleaning, and operations of a multifamily property. This individual will be responsible for ensuring the property is clean, well-maintained, and functioning efficiently. The role includes responding to tenant maintenance requests, conducting repairs, and managing apartment turnovers. The ideal candidate will be a hands-on problem solver with excellent attention to detail.
Key Responsibilities:
1. Cleaning & General Upkeep
- Ensure all common areas (hallways, lobbies, stairwells, etc.) are cleaned daily and maintained in excellent condition.
- Keep exterior areas (sidewalks, entrances, parking lots) clean and free of debris.
- Regularly inspect the property to ensure cleanliness and address any immediate concerns.
2. Maintenance Work
- Respond to tenant maintenance requests promptly and professionally.
- Perform minor repairs, such as fixing leaks, unclogging drains, replacing light fixtures, or repairing appliances.
- Conduct routine inspections of building systems (e.g., HVAC, plumbing, electrical) to identify issues before they escalate.
- Coordinate with external contractors for repairs beyond the superintendent’s scope.
3. Apartment Turnovers
- Prepare vacated apartments for new tenants, including:
- Painting walls and ceilings. Electrical and plumbing work.
- Changing flooring or conducting small flooring repairs.
- Ensuring all appliances and systems are in working order.
- Work efficiently to complete turnovers within the designated timeframe.
4. Preventative Maintenance
- Conduct regular inspections of mechanical rooms, heating systems, and other building systems.
- Perform preventative maintenance tasks, such as filter replacements,
- Report any significant maintenance concerns to the Property Management Coordinator.
5. Emergency Response
- Act as the first responder to building emergencies, such as leaks, electrical issues, or fire alarms.
- Be on-call for after-hours emergencies as required.
6. Supplies & Inventory
- Maintain an inventory of cleaning supplies, maintenance tools, and repair materials.
- Inform the Property Management Coordinator when supplies need replenishing.
7. Tenant Relations
- Interact with tenants professionally and courteously when addressing maintenance or building concerns.
- Report tenant complaints or disputes to the Property Management Coordinator for further action.
Qualifications:
- Experience: At least 2–3 years of experience in maintenance, repair, or a similar role.
- Skills:
- Proficiency in basic plumbing, electrical work, paint, and carpentry.
- Knowledge of building systems, and appliances.
- Strong organizational and time-management skills.
- Ability to work independently and problem-solve.
Work Environment & Expectations:
- Housing: A live-in position with a provided apartment within the property.
- Hours: Regular hours, with availability for emergencies or urgent requests outside of normal working hours.
- Professionalism: Maintain a neat appearance and courteous demeanor when interacting with tenants and contractors.
Job Type: Full-time
Pay: $51,557.00 - $57,301.00 per year
