Purpose
The RDMC is responsible for overseeing capital expenditures as well as maintenance and housekeeping operations across multiple communities within an assigned region. This role supports regional projects, ensures that rooms are rent-ready, housekeeping and first impression standards are achieved, maintenance operations meet safety and quality standards, and vendor compliance aligns with contractual agreements.
Qualifications
- Five (5) years of experience in a maintenance supervisory role, preferably within a multi-site setting.
- Proficiency in HVAC, plumbing, electrical, carpentry, and general building maintenance.
- Experience in a large residential community, hospitality, Assisted Living, or similar industries.
- Demonstrated ability to manage maintenance and capital expenditure project compliance, prioritize tasks, and oversee multiple sites.
- Familiarity with Yardi, MS Office and maintenance management software.
- Valid driver’s license and acceptable driving record.
- Willingness to travel within the assigned region, overnight travel, and be on call for emergencies.
- High School diploma or equivalent; technical certification or related associate degree preferred.
- Strong customer service orientation with a positive, proactive approach.
Areas of Primary Responsibility
- Regional Support: Coordinate maintenance, housekeeping and capital expense project activities across the region, ensuring all communities are operating efficiently and meeting quality standards.
- Room Readiness: Ensure all assigned communities maintain rooms that are rent-ready, performing regular inspections and directing maintenance teams to resolve issues promptly.
- Vendor Compliance: Oversee vendor activities within the region, ensuring maintenance and project vendors comply with contractual agreements and meet company standards.
- Team Supervision: Lead and support maintenance teams at multiple locations, ensuring effective performance, adherence to safety protocols, and compliance with company policies.
- Project Management: Supervise significant maintenance and capital expenditure project activities, ensuring projects are completed on time, within budget, and to quality specifications.
- Compliance and Inspections: Conduct regular site inspections to verify compliance with life-safety codes, state regulations, and ensure timely resolution of maintenance requests.
- Emergency Response: Respond to maintenance emergencies as needed, coordinating regional support for swift resolution.
- Training and Development: Provide onboarding and ongoing training for maintenance and housekeeping teams on the latest maintenance and housekeeping techniques, equipment, and safety protocols.
- Vendor and Contract Management: Build and maintain relationships with regional vendors, manage contracts for maintenance services, and ensure ongoing vendor compliance.
