POSITION SUMMARY : Responsible for region wide physical plant maintenance of all Communicare facilities and certain equipment.
QUALIFICATIONS : High school graduate or equivalent with additional trade school training in basic electricity, plumbing and carpentry or three (3) years of verifiable hands on experience in a physical plant maintenance environment. Valid operators' license with no record of substance abuse related violations in the past three (3) years.
SKILL SETS : Basic computer skills, Typing 20 wpm, presentation skills ability to design professional reports; gather and compile data; ability to problem solve; ability to organize and articulate; and ability to provide leadership and direction to others
PHYSICAL AND ENVIORMENTAL DEMANDS : Visual and hearing acuity required in trouble shooting. Manual dexterity required in both hands for tool use. Reading ability for blueprints and schematic interpretation. Frequent crawling, stooping, kneeling, walking, standing, bending and climbing during maintenance functions. Talking and hearing required to interact with employees and vendors. Lifting of objects up to 75 lbs. Some noise exposure to power tools. Frequent exposure to adverse, inclement weather conditions.
JOB SPECIFIC FUNCTIONS :
- Interviews and recommends employees personnel actions (hiring, firing, promotions, etc.).
- Trains and orients new employees to departmental policies and procedures.
- Maintains the Preventive Maintenance schedule.
- Assigns preventive maintenance and custodial tasks to maintenance / custodial staff.
- Purchases necessary materials for preventive maintenance services.
- Immediately corrects situations which are in violation of any safety codes.
- Estimates cost of remodeling as part of a decision process.
- Troubleshoots and repairs or replaces facility appliances.
- Coordinates with other vendors in repairs beyond the scope of job responsibilities.
- Prepares custodial supply requests.
- Repairs electrical problems.
- Installs new electrical work per code.
- Repairs plumbing problems.
- Uses power and hand tools in remodeling projects involving lumber, drywall, drywall finish and painting.
- Participates and provides leadership in agency continuing quality improvement (CQI) activities.
- Performs other duties as assigned.
