SCOPE OF WORK: Supervises grounds, building maintenance, and/or other facilities staff, performs various maintenance functions, and coordinates various grounds or facilities projects. This position reports to the Facilities Manager at River Valley Community College (RVCC).
ACCOUNTABILITIES:
- Assists the Facilities Manager with the hiring of maintenance staff and in overseeing the daily facilities activities and functions.
- Oversees the facilities operations and staff in the absence of the Facilities Manager.
- Supervises and directs daily activities of maintenance staff, as assigned. Ensures facilities staff are trained and operating in a safe manner to perform their duties in compliance with system, college, state and federal rules and regulations.
- Performs administrative duties associated with maintaining a safe work environment, training employees, communicating job expectations, monitoring, and appraising job performance, and managing employee time and attendance in accordance with CCSNH and college policies and procedures, the provisions of the collective bargaining agreement, and state and federal regulations.
- Assists with the preparation of requisitions for all services, supplies and equipment that are needed under his direction and maintains adequate stock of materials needed for regular maintenance and upkeep of buildings, grounds and equipment.
- Maintains grounds including landscaping and all-season upkeep of grounds, parking lots, and walkways.
- Maintains adequate records of maintenance history and job costs.
- Assists the Facilities Manager by working with outside vendors to obtain the best pricing and efficient selection of materials and services.
- Oversees and or performs in-house repair/construction projects including sheetrock, lighting, painting, security systems, cement work, construction of small building or class/office areas and remodeling on buildings and grounds as needed.
- Oversees the work order system and assignments to facilities personnel.
- Manages the maintenance of the college's fleet and the assignment of vehicles for faculty use.
- Maintains, troubleshoots, and/or assists in establishing contracts for all HVAC, water/sewer, gas, electrical, security and plumbing systems.
- Provides maintenance and repairs if possible, or schedules service for all small and large equipment including vehicles, snowplows, sanders, lawn equipment, tractors, and the loader.
- Oversees and assists the facilities staff with function set-ups and breakdowns of rooms as needed and assists with moving/relocating furniture throughout campus.
- Oversees and assists with janitorial duties.
- Performs and supervises duties of facilities staff during college wide events and functions as needed.
- Monitors the alarm systems and responds to alarm calls, as needed.
- Serves on campus or system committees and teams.
- Complies with all system, college, state and federal rules and regulations.
- Performs other duties as assigned.
MINIMUM QUALIFICATIONS:
Education: Associate's degree from a recognized college or technical institute in building construction, facility management, landscaping, or a building trade or technical training/education equivalency.
Experience: Three (3) years' experience in landscaping and/or general maintenance work, including one year of supervisory experience. Each additional year of approved work experience may be substituted for one year of education.
License/Certification: Valid driver’s license.
SPECIAL REQUIREMENTS: Must be willing to work a flexible work schedule and/or to change hours during any special or emergency event, to support college activities that exceed normal operating hours and to adjust work schedule to meet college requirements. This position is designated as Essential Personnel and is subject to all its provisions.
RECOMMENDED WORK TRAITS: Extensive knowledge of tools, materials and practices and knowledge of the hazards of the trade. Skill in the use and maintenance of power and hand tools. Ability to layout, assign, and supervise the work of facilities staff. Ability to read and work from plans as well as from oral and written instructions. Ability to communicate effectively in writing and orally. Ability to work independently and as a member of a team. Ability to exercise professional judgment in the performance of job duties. Ability to establish and maintain effective working relationships. Ability to perform physical demands required for this position. Must be willing to maintain an appearance appropriate to assigned duties and responsibilities as determined by the college appointing authority.
