Maintenance Supervisor / Lead
PURPOSE
The Maintenance Lead is responsible for supervising the maintenance team and ensuring the efficient operation, repair, and upkeep of facilities and equipment. This role includes managing daily maintenance activities, developing preventative maintenance plans, and ensuring compliance with safety standards. The Maintenance Lead acts as a bridge between the Facility Manager and the maintenance staff, providing leadership, training, and guidance to ensure all maintenance tasks are completed effectively.
JOB FUNCTIONS
Essential Responsibilities :
Supervise Maintenance Team :
Lead and supervise a team of maintenance technicians, ensuring tasks are assigned, prioritized, and completed efficiently and ensuring timely turnover of vacated units.
Preventative Maintenance :
Develop, implement, and oversee preventative maintenance schedules to reduce equipment downtime and extend the life of facility assets.
Work Orders :
Manage and prioritize work orders, ensuring timely completion of repairs, inspections, and routine maintenance tasks.
Inspections :
Conduct regular inspections of facilities, equipment, and systems to identify potential issues and ensure compliance with safety and regulatory standards.
Troubleshooting and Repair :
Assist with diagnosing and troubleshooting equipment failures or malfunctions, providing hands-on support when necessary.
Inventory Management :
Maintain inventory of tools, equipment, and parts, ensuring necessary materials are available for timely maintenance.
Collaboration :
Collaborate with the Facility Manager, contractors, and other departments to coordinate larger repairs, upgrades, or facility projects.
Training and Development :
Train and mentor maintenance staff, ensuring they are equipped with the knowledge and skills to perform their duties safely and efficiently.
Safety Compliance :
Ensure all work is performed in accordance with OSHA and other safety regulations, promoting a safe work environment for the team.
Record Keeping :
Maintain accurate records of maintenance activities, including inspections, repairs, and equipment servicing.
Other Duties
Other duties as assigned by the Facility Manager or Director of Property Management.
REQUIRED KNOWLEDGE AND SKILLS
- Required Experience :
The position requires a minimum of 5 to 7 years of experience in facility maintenance or a related field, with at least
3 to 4 years in a supervisory or lead role.
Strongly Preferred :
Experience with managing the entire maintenance work order process.
Experience with managing rental property turnovers, including managing internal maintenance staff as well as outside vendors while meeting “turn-time” expectations.
Technical Skills :
Strong knowledge of HVAC, electrical, plumbing, and mechanical systems. Experience with troubleshooting and repairing complex equipment.
Leadership :
Proven ability to lead a team, delegate tasks, and manage multiple priorities effectively.
Communication :
Excellent verbal and written communication skills, with the ability to collaborate with cross-functional teams and contractors.
Problem-Solving :
Strong troubleshooting and diagnostic skills to identify and resolve maintenance issues promptly.
Certifications :
Relevant certifications (e.g., OSHA, HVAC, Electrical) are preferred.
License and Insurance :
Valid California Driver’s License.
Must have a reliable vehicle, a current valid California Driver's license, and be insurable under the criteria, established by CHIP’s general liability carrier. Must provide current proof of insurance at the levels specified by the CHIP travel policy.
WORKING CONDITIONS
Ability to work in a variety of conditions.
Availability for on-call duty and emergency repairs outside regular hours may be required.
