Job Overview
As a Maintenance Technician, you will be responsible to perform diversified duties to install, troubleshoot, repair, and/or maintain building equipment, buildings, and grounds to meet the needs of the residents and employees. You will play a key role in maintaining tenant satisfaction, and ensuring exceptional property maintenance.
Responsibilities
1. Perform regular preventative maintenance of building and grounds, repairing any issues found.
2. Perform a variety of plumbing, electrical, painting, HVAC, and carpentry functions as needed.
3. Inspect and detect any faulty operations of equipment or defective materials.
4. Keep walkway clear of snow, ice, grass clippings, leaves, garbage or any other debris which could cause a safety issue.
5. Inspect and detect any issue with ground maintenance. Water adequately in summer months.
6. Communicate regularly with the Project Director of all maintenance needs or progress on pending orders.
7. Respond to all after-hour emergency needs within the required timeframe.
8. Assist Project Director with move in/outs, annual/semiannual inspections, obtaining contractors/bids as directed and monitoring contractors.
9. Assist Project Director with unit turns (or make ready) needs within specified timeframe.
10. Assist with sweeping, dusting, trash removal, etc. in storage areas, maintenance shops, or general areas.
11. Follow all safety guidelines set forth by employers, OSHA and other state regulatory entities.
12. Respond to some custodial needs including garbage, snow removal, restroom stocking/cleaning, assist with any unforeseeable messes/disasters’ cleanup, etc.
13. Follow all policies and procedures outlined in the Employee Handbook.
14. Other duties as requested or assigned.
Experience
1. General knowledge in maintenance, carpentry, plumbing, HVAC, electrical or other related building work.
2. Knowledge and understanding of building mechanical systems and/or equipment.
3. Ability to perform duties outdoors in year-round elements with frequent exposure to cold, hot, slippery and wet conditions.
4. Ability to lift 75 lbs.
5. Ability to provide own tools for general maintenance.
6. Ability to work weekends, evenings and holidays if needed.
