This job description is intended to provide you with a guide as to your primary responsibilities and duties as a Maintenance Technician on a day-to-day basis. Your individual Regional Property Manager will provide you with standard operating procedures.
Under the direction of the Regional Property Manager, Site Manager, and Lead Maintenance Supervisor (at some properties) you are responsible for the physical maintenance, repair, and appearance of the properties you are assigned to.
Your normal duties and responsibilities include, but are not necessarily limited to the following:
Maintain and keep primary property and assigned properties in accordance with CMC Maintenance Handbook.
Keep all grounds, common areas and parking areas free and clear of trash and debris on a daily basis.
Remove snow and ice from sidewalks, parking areas and dumpster areas during winter. Supervise outside contractors when used and communicate all areas of concern for their quick attention.
Clean, vacuum, and mop all areas of Community Room, common area and Laundry Room on a weekly basis. If these areas are contracted to a vendor, supervise and report quality of work to the Site Manager.
Proactively perform Preventative Maintenance specific to assigned property and approved by your Regional Property Manager. Below are examples of areas to address:
- Change heat pump filters as needed but at least every quarter
- Clean dryer vents at least annually
- Clean gutters no more than 11 feet above ground
- Ensure all splash blocks are clear and downspouts are connected to drain away from buildings
- Clean HVAC coils at least annually
- Routinely check that Landscaper is not blowing grass clippings in the outside HVAC units
- Dye test toilets annually
Service all appliance repairs as needed. If an outside Contractor is used, ensure satisfactory work is completed.
Accompany exterminators quarterly and keep logs of apartment exterminations. Report all units with any type of infestation or any apartment condition contributing to a possible infestation (poor housekeeping).
Be prepared to handle all emergency situations by having emergency information available at all properties, i.e., telephone numbers, names of contact, location of cut-off valves for water and electrical sources, etc.
Utilize the Emergency Response Plan at each location.
Attend all regularly scheduled unit inspections with staff when possible.
Walk exterior of properties each month with Site Manager and RPM as needed.
Work with Regional Manager and site staff to address any issues found.
Provide Assistance with:
Accompany exterminators quarterly and keep logs of apartment exterminations. Report all units with any type of infestation or any apartment condition contributing to a possible infestation (poor housekeeping).
Be prepared to handle all emergency situations by having emergency information available at all properties, i.e., telephone numbers, names of contact, location of cut-off valves for water and electrical sources, etc.
Utilize the Emergency Response Plan at each location.
Attend all regularly scheduled unit inspections with staff when possible.
Walk exterior of properties each month with Site Manager and RPM as needed.
Work with Regional Manager and site staff to address any issues found.
Provide Assistance with:
- Ordering bulk supplies when most cost effective to do so.
- Ensuring each property is stocked with supplies needed on a regular basic to control unnecessary trips to local suppliers.
- Monitoring inventory of both supplies and tools.
Assist with all agency inspections and special projects at properties with guidance from Site Manager and Regional Property Manager.
Assist with all maintenance during unit turnovers.
Perform as many repairs with other maintenance technicians as possible.
Oversee Outside Contractors working in vacant units. Check for quality of work and report issues to the Lead Maintenance Technician or Site Manager.
Assist with Monitoring all work completed by outside vendors on properties. (Landscaping, Painting, HVAC, Roofing, Asphalt, Concrete, Appliance, Plumbing, Exterminating, Cleaning, etc.) Ensure the following:
Request work order for scheduled work from Site Manager
Verify work was completed to the proper scope and is satisfactory
Account for hours on work order as best as you can
Review invoices to ensure hours charged for labor and parts charged were correct
Initial invoices for supplies and vendor work prior to them being processed for payment
Inform Site Manager of any unprofessional behavior, poor workmanship or overcharging
Monitor work orders at site and make sure they are being processed timely. Contact Site Manager with any delay issues.
Assist Site Manager with conflict resolution issues as needed and directed by Regional Manager.
Direct all resident complaints to Site Manager. Direct all repeated resident complaints to Regional Property Manager. Do not get personally involved with resident complaints.
Watch training videos and review documents as provided and/or posted on the CMC website not limited to the following - OSHA, NSPIRE
Ensure all OSHA Regulations are followed:
